Leasing Consultant

Responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.

Essential Duties & Responsibilities

• Property Leasing and Administration
• Regular/daily onsite attendance is required
• Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.
• Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow‑up needed.
• Completes all leasing paperwork needed before move‑in
• Assists with lease audits, walking units, and turn process
• Maintains accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.
• Utilizes established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals.
• Performs various administrative tasks as needed
• Dealt with resident complaints, concerns, and requests to ensure resident satisfaction
• Assists in developing and implementing resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
• Contributes to the general upkeep and cleaning of office, common areas, and model
• Marketing & Outreach: assists in implementing annual marketing plan outreach, reviews and assists in completing market survey/analysis continually to generate ideas and formulate plans, maintains thorough product knowledge of the property and competition as well as market conditions; completes weekly market survey reports.
• Customer & Resident Relations: manages excellent customer service and monitors service request turnaround and responsiveness; projects a favorable image of the community to achieve property objectives and public recognition; ensures consistency in dealing with residents on all matters; enforces community policies delegated by the immediate supervisor.

Education / Experience

• High School Diploma or Equivalent
• Ability to understand and perform all on‑site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

• While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another, communicate with others to exchange information, and repeat motions that may include wrists, hands, and/or fingers.
• The employee is frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like and remain in a stationary position, often standing or sitting for prolonged periods.
• The employee is occasionally required to move self in different positions to accomplish tasks in various environments, including tight and confined spaces, work in an overhead position and reach, adjust, or move objects up to 25 lbs. in all directions, lift or place objects up to 25 lbs., operate machinery and/or power tools, operate vehicles and/or golf carts, assess the accuracy, neatness and thoroughness of the work assigned, identify and inspect objects, be able to work overtime, weekends, night hours (emergencies), work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind, work in small and/or enclosed spaces, be exposed to hazardous chemicals, traverse flat and non‑flat terrain.

Compensation includes medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission and performance bonuses when applicable.

Salary Range: $20 per hour to $23 per hour
