Job description

KPM is seeking a dynamic and customer-focused Leasing Consultant to join our vibrant team. As a Leasing Consultant at KPM, you will play a vital role in connecting prospective residents with their ideal homes, ensuring a smooth and positive leasing experience. You will serve as the primary point of contact for potential tenants, guiding them through the rental process from inquiry to lease signing. This role requires excellent interpersonal and communication skills, a strong attention to detail, and a passion for providing outstanding customer service. You will work closely with the management team to maintain high occupancy rates and promote the community’s amenities and benefits effectively. The ideal candidate is proactive, organized, and can thrive in a fast-paced environment while maintaining professionalism and a welcoming demeanor. Join KPM and be part of a dedicated team that values integrity, teamwork, and excellence in delivering exceptional leasing services. This is an excellent opportunity to grow your career in property management within a supportive and growth-oriented company environment.

Responsibilities
  • Greet and assist prospective tenants, providing detailed information about available rental properties and community features.
  • Schedule and conduct property tours, showcasing units and answering questions to highlight the benefits of leasing with KPM.
  • Process rental applications, screen applicants for eligibility, and assist in preparing lease agreements.
  • Maintain accurate records of prospective tenant interactions and follow up to nurture leads and close leasing opportunities.
  • Respond promptly to inquiries via phone, email, and in-person to ensure a high level of customer satisfaction.

  • A professional and positive attitude coupled with a commitment to providing outstanding customer service.

About the Role

We're looking for a Leasing Consultant who genuinely likes people and likes to win. You'll be the first face a prospect sees and the reason many of them sign — giving tours, following up on leads, closing applications, and keeping current residents happy enough to renew.

This is a sales role wrapped in hospitality. If you can hold a conversation, keep your follow-up organized, and get satisfaction out of hitting a number, you'll do well here.

What You'll Do
Leasing & Sales
  • Greet walk-ins, answer calls and internet leads, and schedule appointments
  • Tour models, available units, and amenities; match prospects to the right floor plan
  • Follow up on every lead until it closes or dies — phone, text, and email
  • Process applications: income and credit screening, verification, and approvals
  • Prepare and execute lease documents, addenda, and renewal agreements
  • Maintain accurate guest cards, traffic logs, and conversion data in the property management system
  • Hit individual weekly leasing, closing-ratio, and follow-up goals
Marketing & Outreach
  • Conduct competitor market surveys and report on pricing, specials, and concessions
  • Contribute photos, video, and content for social media and listing sites
  • Support outreach to local employers, referral partners, and neighborhood businesses
  • Help plan and staff resident events and leasing promotions
  • Keep models, the tour path, and the leasing office show-ready every day
Resident Relations & Retention
  • Welcome new residents and complete move-in orientations and paperwork
  • Run renewal outreach and lease-expiration follow-up
  • Take service requests, route them to maintenance, and follow up to confirm resolution
  • Assist with resident communications, packages, and general office coverage
Operations Support
  • Walk vacant units for market-ready condition before showings
  • Note curb appeal, safety, and maintenance issues while walking the property
  • Assist with renewals paperwork, notices, and file maintenance in compliance with Fair Housing law
  • Support the office team with general administrative tasks as needed
What You Bring
Required
  • High school diploma or equivalent
  • 1+ year in sales, leasing, hospitality, retail, restaurants, or another customer-facing role
  • Comfortable asking for the sale and following up persistently without being pushy
  • Strong written and verbal communication; professional phone and email presence
  • Basic computer skills (email, calendars, Microsoft Office or Google Workspace)
  • Availability to work Saturdays and occasional evenings during peak leasing season
  • Valid driver's license and reliable transportation
Preferred
  • Prior multifamily leasing experience
  • Working knowledge of Yardi, Entrata, Rent manager, RealPage, or comparable property management software
  • Familiarity with Fair Housing requirements and the Texas Residential Landlord and Tenant Act
  • Bilingual (English/Spanish)
What Success Looks Like
  • Closing ratio — you convert tours to applications at or above the property goal
  • Follow-up discipline — no lead sits in the system untouched
  • Occupancy — you treat the vacancy report as your scoreboard
  • Renewals — residents know you by name and want to stay
Physical Requirements

Must be able to walk the property and tour units multiple times daily, including stairs; operate a golf cart; occasionally lift up to 25 lbs; sit or stand for extended periods; and work outdoors in Phoenix summer heat during tours and outreach events.

Compensation & Benefits
  • Competitive hourly rate
  • Per-lease commissions and renewal bonuses
  • Monthly or quarterly leasing performance bonus
  • Housing discount (if applicable)
  • Medical, dental, and vision insurance
