Job Overview

The Leasing Consultant reports to the Community Manager, Leasing Manager, or Assistant Manager. This role involves generating leads, leasing and renewing apartments, and ensuring compliance with Company and Fair Housing guidelines. The position requires delivering excellent customer service, representing the company professionally, and maintaining a strong understanding of leasing processes.

Essential Job Functions
  1. Communicate daily with staff, Community Manager, and others, including handling service maintenance requests.
  2. Assist at other communities as needed.
  3. Travel for training or company business via automobile and airplane.
  4. Participate in all required training programs.
  5. Manage marketing, motivation, administrative, and financial operations under the Community Manager's guidance.
  6. Understand community features, specials, and floor plans.
  7. Maintain knowledge of leasing procedures and documents in line with guidelines.
  8. Prepare leases and renewals, and process applications for approval.
  9. Qualify prospective residents and maintain leasing files.
  10. Identify potential residents using market data and industry knowledge.
  11. Inspect units before tours and move-ins, and coordinate move-out processes.
  12. Develop new business contacts and marketing strategies to increase occupancy.
  13. Execute outreach marketing duties as assigned.
  14. Utilize market survey data to generate traffic.
  15. Assist in marketing promotions and advertising efforts.
  16. Achieve a team closing ratio of at least 40% and shopping report score of 80% or higher.
  17. Monitor competitive properties and stay updated on industry trends.
  18. Manage online marketing, including postings and pricing updates.
  19. Ensure accurate entry of prospect information and timely follow-up.
  20. Perform other duties as assigned.
Qualifications
  • High School diploma or GED preferred.
  • Previous leasing experience preferred.
  • Strong sales and closing skills required.
  • Proficiency in Yardi Voyager, Revenue Management Programs, MS Office preferred.
  • Valid driver’s license may be required.
  • Professional appearance and demeanor.
  • Positive, motivating, team-oriented attitude.
  • Ability to thrive in a fast-paced, competitive environment.
  • Ability to work with diverse groups of people and customers.
Work Schedule

Typically 8am-5pm or 9am-6pm, Monday-Friday, with rotating weekends. Hours may vary based on business needs.

Salary Range
