Job summary

Kinsley Power Systems is seeking a Leasing/Resident Services Associate to welcome visitors, show apartments, and process rents. You will provide swift customer service, coordinate maintenance, and assist with daily office tasks to support the Property Manager.

Excellent English communication, a valid driver's license, and the ability to perform varied duties are required. Competitive benefits are offered to full-time employees.

Qualifications

  • High School Diploma or GED is required.
  • 3–6 months of related training or experience or combination of education and experience.
  • Valid driver’s license and reliable transportation.
  • Must read, write and speak English for business purposes.
  • Able to present information clearly to residents and staff.
  • Able to pass a pre-employment background check and drug screen.

Responsibilities

  • Showing apartments to rental prospects and leasing to qualified applicants.
  • Selling positive aspects of the property and company through telephone and closing techniques.
  • Responding to inquiries for property information via email and phone.
  • Know and update competitors’ pricing and specials.
  • Prepare leasing paperwork and reports as needed.
  • Code property expenses and manage budget information.
  • Call utility companies to connect/disconnect unit utilities.
  • Post money and make daily deposits.
  • File paperwork and service requests.
  • Inspect model units and common areas daily for cleanliness.
  • Maintain cleanliness of clubhouse, bathrooms, offices and laundry rooms.
  • Restock coffee, refreshments and condiments.
  • Order needed office supplies with approval of Property Manager.
  • Update daily property activity in computer systems.
  • Open and sort mail; assist in daily operations when PM unavailable.
  • Coordinate service requests with maintenance staff.
  • Follow up on traffic, move-ins/outs and completed requests.
  • Support marketing efforts to increase occupancy via social media.
  • Participate in community activities.

Job description

Responsible for showing and leasing apartment units to prospective residents as well as greeting visitors/potential residents, providing swift and courteous customer service for current residents, and completing daily office procedures including rent processing and deposits as required by the property manager. Responsible for ensuring exceptional customer service to maintain the overall reputation of the property.

This position is responsible for all of the following:

  • Showing apartments to rental prospects and leasing to qualified applicants
  • Selling positive aspects of the property and company through proper telephone, leasing and closing techniques
  • Responding to inquiries for property information in an appropriate and timely manner via email and phone
  • Knowing and updating competitors’ pricing/specials
  • Learning all paperwork and reports related to leasing and preparing them when necessary
  • Knowing the property’s budget and how to properly code expenses for payment
  • Calling utility companies to connect and disconnect unit utilities
  • Posting money and making daily deposits.
  • Filing paperwork and service requests
  • Checking all model units and common areas daily to ensure cleanliness
  • Keeping clubhouse, bathrooms, offices and laundry rooms clean when housekeeper is not available
  • Keeping coffee, refreshments, and condiments fresh and stocked
  • Ordering any needed office supplies with the approval of the Property Manager
  • Keeping computer updated with daily property activity (i.e. incomes, leases, notices)
  • Opening and sorting mail
  • Assuming daily operations of the property when Property Manager is not available
  • Coordinating service requests from residents with property maintenance staff
  • Following up on traffic, move-ins, move-outs, and completed service requests
  • Completing all job-related tasks assigned by Property Manager or Property Supervisor
  • Using creative marketing including social media sites to increase occupancy
  • Participating in community activities
Requirements:
  • High School Diploma or General Education Degree (GED)
  • 3-6 Months related training/experience or combination of education and experience
  • Valid driver's license and reliable transportation
  • Must be able to read, speak and understand English for business purposes
  • Must be able to read and write instructions, short correspondence, memos, and service requests and to converse with residents, co-workers, and vendors in a professional manner.
  • Must also be able to effectively present information and instructions to potential residents and on-site staff in one-on-one and small group settings.
  • Must be able to successfully complete a pre-employment background investigation including criminal record search, employment verification, and drug screen
Physical Requirements:
  • Must be able to stand, walk, climb stairs; use hands to finger, handle, grasp or feel objects; reach with hands and arms; stoop, kneel or crouch; talk; hear.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
