Responsible for the marketing and leasing activities of the specific property, including the tenant renewal process and transfers. Perform administrative duties required to effectively run the on-site leasing office.
Duties and Responsibilities
- Maintain regular daily office hours, including weekends and holidays as required.
- Answer Leasing Office phones as instructed by Community Manager.
- Show and lease apartments in an effective, professional, friendly manner as directed by RP Management’s policies and procedures.
- Understand RP Management’s Lease agreement, related documents, and the applicable Landlord-Tenant laws and ordinances affecting marketing and leasing.
- Maintain awareness and compliance with Fair Housing Laws.
- Develop and maintain a leasing consultant reference book detailing the property’s features, amenities, available apartments, rental rates, and current promotions.
- Handle, track, and follow-up on all referrals, walk-ins, and phone inquiries.
- Develop and maintain a show route, coordinating with the Community Manager.
- Process applications according to RP Management’s policies and procedures for approval by the Community Manager.
- Create and maintain a leasing checklist and package with all necessary forms, deposits, and information.
- Maintain a complete resident lease file for each rental, including all required items.
- Collect deposits and rents.
- Handle tenant complaints.
- Process and coordinate work orders with maintenance staff and notify the Community Manager and tenants as needed.
- Inspect apartments for move-out condition and turnover status.
- Visit comparable sites and assist in preparing quarterly Competitive Market Analyses.
- Assist in developing and placing advertising.
- Coordinate leasing events and tenant promotional activities.
- Code and process invoices for the Community Manager.
- Perform computer data entry as required.
- Assist in preparing and distributing reports, newsletters, and tenant correspondence.
- Order office supplies and welcome gifts as directed.
Requirements
All employees must be legally authorized to work in the United States.
Compensation
$16 - $18 per hour plus bonus incentives, with benefits including PTO, medical & dental coverage, and a 401(k) plan with employer-matching contributions. The environment is friendly and comfortable.
Shift
8:30 AM - 5:00 PM, closed on major holidays, including Saturdays.
