Description
The Leasing Consultant will support on-site coordination for the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Requirements
- Conduct all business per company policies, Fair Housing, ADA, Fair Credit Reporting Act, and all applicable laws regarding Multi-Family Housing.
- Perform sales and leasing activities to meet revenue and occupancy goals: greet and qualify prospects, conduct tours, show apartments, process applications, perform credit and background checks, prepare lease and move-in documents, and facilitate smooth move-ins.
- Inspect apartments before move-in to ensure they are ready and coordinate any repairs with maintenance.
- Design and implement marketing activities to increase traffic, including employer outreach, internet marketing, and community-specific campaigns.
- Assist in planning and overseeing resident activities as requested.
- Utilize property management software (e.g., OneSite, Yardi) to track availability, traffic, leasing activities, and manage resident data.
- Maintain community and show units to meet company standards by inspecting regularly, communicating maintenance needs, merchandising, and preparing leasing spaces.
- Follow up with prospects and residents to ensure satisfaction.
- Respond promptly to resident and owner concerns, taking appropriate action or documenting requests.
- Conduct property tours to ensure cleanliness and report deficiencies.
- Handle deposits and record transactions accurately.
- Perform other related duties as assigned.
Qualifications
- High school diploma required.
- Must be 18 years or older.
- Valid driver’s license required.
- Prior leasing experience preferred.
- Familiarity with landlord/tenant laws, lease documents, Fair Housing, and ADA regulations is preferred.
