Wan Bridge is seeking a Leasing Specialist in Iowa to attract qualified residents and match their needs to available homes. You will interact with prospects, conduct tours, and guide applicants through the leasing process while supporting current residents and property needs.

Responsibilities include marketing, lead management, move-in coordination, and lease administration. The role emphasizes customer service, compliance with community policies, and collaboration with the property team.

Formación

• High School Diploma or equivalent required; some college preferred.
• At least one year of sales, retail or leasing experience is a plus.
• Property Management Software (PMS) experience is a plus.

Responsabilidades

• Recruit prospective residents and facilitate rental transactions.
• Provide community tours, show available homes, highlight amenities and lease homes.
• Complete lead detail reports, customer information cards, and market surveys.
• Qualify applicants using Rental Qualifying Criteria and obtain required information to process applications.
• Assist with move-ins: secure documents and ensure home is ready by the agreed date.
• Educate residents on HOA rules, policies, and how to use their home.
• Follow up with prospects unable to close and refer to sister properties if needed.
• Monitor expiring leases and work toward renewals.
• Create and distribute tenant notices, promotional flyers, and event information.
• Address resident requests and refer to property manager when needed.
• Prepare paperwork for complaints and property incidents as needed.
• Help enforce community policies and HOA guidelines.
• Assist with placing and updating marketing materials around the property.
• Develop marketing strategies including lease specials and pricing modifications.
