Leasing and Assistant Property Manager (Part-Time) | Spokane, WA

Pay: $24.00 to $26.00 per hour, plus bonuses on qualifying new leases and renewals

Hours: 22 to 25 per week. Roughly four to five hours a day Monday through Friday, and we are flexible on which hours. Showings sometimes need to happen when prospects are available, so expect occasional evenings or a Saturday morning by appointment.

Location: SPOKANE / LIBERTY LAKE, split between our office and the properties

About the role

Eric has spent 18 years in real estate, and ACTIV8 is what he is building with it: a full-service firm covering brokerage, property management, asset management, and tax appeal under one roof.

We manage residential apartment buildings in the Spokane area, and we are hiring one part-time person to handle leasing and be our presence at the properties.

This is a real part-time role, not a full-time job squeezed into fewer hours. We have back-office support handling data entry and reporting, so your hours go to the things that need someone local: showing units, signing leases, talking to residents, and knowing what condition each building is actually in.

We are growing, and we expect this role to grow into full-time.

What you will do

Leasing, the core of the job

  • Show available units to prospective residents, including some evenings and weekends by appointment
  • Respond quickly to inquiries from listing sites, phone, and email
  • Take applications and run screening in compliance with fair housing and Washington screening requirements
  • Prepare and execute leases, renewals, and addenda
  • Work renewals early, before expirations turn into vacancies

Residents and site presence

  • Be the local point of contact for residents
  • Handle questions and concerns in person and by phone
  • Walk the properties regularly and flag condition, safety, and curb appeal issues
  • Meet vendors on site and confirm work was actually completed
  • Check turn progress so units get back on the market fast

Operations and administration

  • Review, verify, and code vendor invoices
  • Track rent collection and follow up on delinquencies, with documentation that supports the next step if it escalates
  • Prepare security deposit dispositions within Washington's statutory timeline, itemized and documented with photos
  • Pull market rent comparisons and recommend renewal pricing within Washington's rent increase limits
  • Track work orders through to completion
  • Serve notices and support the delinquency process in accordance with Washington landlord-tenant law
  • Keep resident files, screening documentation, and notices accurate and complete
What a typical week looks like

Mornings tend to be property time and afternoons tend to be desk time, though it varies. In a normal week you might walk two or three buildings, run three to six showings, sign a lease or two, work a handful of renewals that are coming up, meet a vendor on site to verify a completed repair, code that week's invoices, and handle whatever residents bring you. Some weeks are heavy on turns. Some are quiet.

What success looks like

By 90 days:

You know every building, every vacancy, and every resident who tends to pay late. You are running showings and executing leases without needing sign-off on routine decisions.

By one year:

Occupancy is stable, renewals are being worked well before expiration instead of at the deadline, turns are moving faster than when you started, and there are no surprises in the files.

Physical requirements

This role involves regular walking of properties, including stairs and outdoor grounds in all weather, driving between buildings, and occasionally moving light items such as signage or supplies. Reasonable accommodations will be made for qualified individuals with disabilities.

What you bring
  • 2 or more years in residential property management or leasing in Washington. More important than the years: you have personally handled applicant screening decisions, served notices, and closed out security deposits. Those are the things we need you to already know.
  • Working familiarity with Washington's Residential Landlord-Tenant Act and fair housing requirements
  • Comfort with a rent roll and a delinquency report. You should be able to look at one and tell us what needs attention this week.
  • Self-direction. You will be running your own schedule across several buildings.
  • Clear, professional communication in person and in writing
  • Valid Washington driver's license, reliable transportation, and current auto insurance
  • Ability to pass a background check
  • Availability for occasional evening and weekend showings

Compensation and benefits
  • Base pay: $24.00 to $26.00 per hour
  • Leasing bonus: Bonuses on qualifying new leases and renewals you execute. Real money on top of base, and it grows as the portfolio grows. We will walk through the structure in the interview.
  • Health reimbursement: Up to $300 per month reimbursed toward the individual health plan of your choice, beginning after 90 days. You pick the plan, we help pay for it. Yes, on a part-time role.

Where this role goes

We are actively growing. As we do, this position is built to convert to full-time as a Property Manager, with a larger portfolio and compensation to match. Formal review at six months and again at twelve. You will work directly with ownership, with no layers in between and real influence over how these buildings get run.
