Qualifications

Responsibilities

• Give tours of Park Avenue West and show available units to prospective residents.
• Respond to calls, emails, and walk-ins with clear information about the property.
• Upsell added services and amenities to prospects and current residents.
• Process rental applications, including background and credit checks.
• Prepare lease agreements and ensure paperwork is complete and accurate.
• Collect rent payments and keep resident records current.
• Coordinate move-in and move-out inspections with residents.
• Address resident concerns and maintenance requests promptly.
• Schedule repairs and coordinate with vendors to keep the property well maintained.
• Build concierge-level experiences from first contact through move-in and renewal.

Meritus currently operates retail, commercial, industrial, and multifamily properties in the Portland, Oregon metro area, including the Willamette Valley and Vancouver, Washington, through the Seattle, Washington metro area.

About the role

Meritus is looking for a Leasing Agent to join our team at Park Avenue West Apartments. You'll be the friendly face of Park Avenue West: the first smile prospects see when they walk in, and the person residents turn to once they call it home.

You'll play a big part in bringing this community to life. From helping new residents find the perfect home to making move-in day feel easy and exciting, you'll create the kind of experience that makes people want to stay for years to come.

What you'll do

Your duties include, but are not limited to, the following.

Leasing and sales

• Give tours of Park Avenue West and show available units to prospective residents
• Respond to calls, emails, and walk-ins with clear information about the property
• Upsell added services and amenities to prospects and current residents

Applications and leases

• Process rental applications, including background and credit checks
• Prepare lease agreements and make sure all paperwork is complete and accurate
• Collect rent payments and keep resident records current in the CMMS

Resident experience and maintenance

• Coordinate move-in and move-out inspections with residents
• Address resident concerns and maintenance requests promptly
• Schedule repairs and coordinate with vendors to keep the property well maintained
• Build positive relationships with residents to keep satisfaction high

Luxury hospitality

• Deliver a concierge-level experience, from the first call through move-in and renewal
• Create memorable, personalized move-ins, such as welcome gifts and a guided home orientation
• Plan and host upscale resident events that build community and drive referrals
• Keep the leasing office, models, amenity spaces, and tour route in pristine condition daily
• Partner with maintenance and vendors to resolve issues to a luxury standard, with proactive status updates to residents
• Track the competitive luxury market and position Park Avenue West's value against comparable properties

Qualifications

• Strong leasing and sales background; lease-up experience preferred
• Proficient in CRM software and Yardi Voyager for property management tasks
• Solid administrative skills for lease agreements, rental applications, and other documents
• Excellent customer service and communication with residents and prospects
• Working knowledge of property maintenance procedures to coordinate repairs
• Ability to upsell services and amenities that improve the resident experience
• Relationship-building skills to understand and meet resident needs

Preferred for this luxury property

• Experience in luxury multifamily, high-end hospitality, or premium retail
• Polished, professional presence and refined written and verbal communication
• Proven ability to sell value and lifestyle to discerning, high-income clients
