Job summary

ZRS MANAGEMENT LLC is seeking a Property Manager to oversee daily operations of multifamily communities. You will drive leasing, set competitive rents, manage maintenance, and lead a team to deliver excellent resident service.

Reporting to the Regional Manager, you will maximize revenue while ensuring compliance with company standards. The role requires strong leadership, negotiation, and financial acumen, with flexibility to work evenings and weekends as needed.

Qualifications

• Must have high school diploma; post-secondary in business or property management preferred.
• Experience as Property Manager in multifamily is highly preferred.
• Strong computer, negotiation, leadership and time-management skills.

Responsibilities

• Oversee leasing, rent collection, maintenance and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to set competitive rental rates and strategies.
• Hire, train, supervise and motivate leasing consultants, maintenance staff and admin.
• Coordinate with maintenance for timely work orders, move-ins and make-readies.
• Oversee lease renewals, negotiate terms and maximize retention.
• Conduct property inspections to ensure standards and regulations.
• Maintain financial records, prepare budgets and analyze performance.
• Resolve resident concerns and maintain a positive community atmosphere.

Job Description: *Lease-up Experience Preferred* As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,makereadyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.

Valid Drivers License Previous experience as a Property Manager in the multifamily apartment industry is highly preferred High school diploma is a must, post-secondary preferred in business or property management

• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products.
• Knowledge of Internet, Email, and social media as it pertains to marketing of community.
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles Ability to handle multiple projects and tasks Ability to cope with stress in a composed manner Ability to respect and maintain confidentiality Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
