Job summary

ABM is seeking a Lead Technician in a hybrid role in the Los Angeles area. You will combine hands-on maintenance with coordination and administrative duties to ensure efficient operation of client facilities.

You will address facility issues, work with customers and internal teams, and help clients meet maintenance objectives through effective processes and communication. The role requires strong handyman skills, HVAC familiarity, and solid customer service abilities.

Qualifications

  • 3+ years of combined experience in facilities maintenance, HVAC, and coordination/customer service.
  • Handyman skills including patching/painting, basic carpentry, plumbing, and general repairs.
  • Knowledge of customer service principles and practices.
  • Proficiency with Google Suite and Google products; strong verbal and written communication.

Responsibilities

  • Perform handyman tasks: patching/painting, carpentry, plumbing.
  • Install/repair doors, fixtures, and hardware.
  • Exterior cleaning and maintenance tasks.
  • Support with HVAC filters, lights, and inventory.
  • Perform site inspections to meet SLAs and communicate updates to clients.

This hybrid role combines hands-on technical maintenance with essential coordination and administrative responsibilities to ensure the smooth and efficient operation of our clients' facilities. The Lead Technician will work closely with customers, service providers, and internal teams to deliver exceptional service, quickly address facility issues, and help clients achieve their maintenance objectives through effective process, control, and communication.

Responsibilities
  • Perform a variety of handyman duties including:
  • Patching and painting walls.
  • Installing corner guards and kick plates.
  • Ceiling tile replacement.
  • Basic carpentry repairs as needed.
  • Replacing/repairing carpet.
  • Hanging/installing pictures, electronics, and anchors.
  • Door repairs, including repairing/replacing door handles and adjusting door closures.
  • Exterior pressure washing.
  • Dusting and general cleaning.
  • Basic plumbing repairs: unclogging toilets/sinks, replacing flush sensors, replacing faucets.
  • Support engineering as needed, including replacing HVAC filters, lighting, restocking supplies, and managing equipment inventory.
  • Perform site inspections (daily/weekly/monthly) to ensure buildings meet client service level agreements (SLAs).
  • Engage with building occupants on repairs and ticket updates.
  • Vendor escort as needed.
  • Support event setup and furniture move requests as needed.
Qualifications
  • 3+ years of combined experience in facilities maintenance, HVAC, and coordination/customer service.
  • Proven handyman skills including patching/painting, light carpentry, plumbing, and general repairs.
  • Knowledge of customer service principles and practices.
  • Proficiency with Google Suite and Google products.
  • Validated professional verbal and written communication skills.
  • Familiar and comfortable making outbound calls.
  • Strong organizational skills with the ability to manage and prioritize multiple tasks and work orders.
  • Ability to work as part of a team as well as independently.
  • Proactive, "can-do" attitude with a strong eye for detail.
  • Must be punctual and trustworthy.
  • Ability to interface effectively with facility managers, engineering, contractors, and vendors.
  • Must meet requirements to receive approval for working in specific ATS environments (if applicable).
