Job summary

Michael Page is assisting a premier client to recruit an experienced Lead Superintendent for ground-up and complex senior living construction projects in the United States. You will lead onsite operations from mobilization through completion, coordinating multifamily and memory care developments while partnering with a team renowned for quality and growth.

The role requires 7+ years as a superintendent, deep MEP coordination, and a proven record in multifamily or senior living projects.

Qualifications

  • 7+ years of experience as a superintendent.
  • Experience leading projects from groundbreaking through final completion.
  • Strong background in multifamily, senior living construction, assisted living construction, memory care construction, or related healthcare construction.
  • Experience managing multifamily or senior living construction projects with significant MEP coordination.
  • Understanding of nurse call systems, low-voltage systems, and building technology integration.
  • 4 week look ahead, woodframe experience.
  • Team-first mentality and willingness to do whatever is necessary to help the project succeed.
  • Strong leadership and communication skills.

Responsibilities

  • Lead all onsite construction operations from mobilization through project completion, ensuring safety, schedule, budget, and contract compliance.
  • Coordinate and supervise subcontractors, vendors, inspectors, and field personnel to maintain productive workflow and milestones.
  • Establish and manage jobsite logistics including site setup, temporary facilities, material staging, utility coordination, site access, and equipment management.
  • Develop, maintain, and distribute weekly Four-Week Look-Ahead Schedules aligning labor, materials, and equipment.
  • Monitor daily construction activities, productivity, subcontractor performance, and material deliveries per schedules and quality standards.
  • Conduct daily site inspections and quality control reviews to ensure work conforms to submittals, drawings, specs, and contracts.
  • Maintain project documentation including daily reports, photos, as-built drawings, inspection records, and field reports.
  • Lead jobsite safety initiatives by enforcing OSHA regulations and safety plans; hold safety meetings for high-risk activities.
  • Coordinate inspections, testing, regulatory reviews, and occupancy; participate in owner/architect meetings and coordination meetings.
  • Support RFIs, submittals, pay apps, schedule updates, change management, and progress reporting in collaboration with Project Managers.
  • Review documents to identify coordination challenges, constructability concerns, and risks.

Description
  • Lead all onsite construction operations from mobilization through project completion, ensuring work is executed safely, on schedule, within budget, and in accordance with contract documents.
  • Coordinate and supervise subcontractors, vendors, suppliers, inspectors, and field personnel to maintain productive workflow and achieve project milestones.
  • Establish and manage jobsite logistics including site setup, temporary facilities, material staging areas, utility coordination, site access, and equipment management.
  • Develop, maintain, and distribute weekly Four-Week Look-Ahead Schedules while proactively coordinating labor, materials, and equipment to support project progress.
  • Monitor daily construction activities, workforce productivity, subcontractor performance, and material deliveries to ensure compliance with project schedules and quality standards.
  • Conduct daily site inspections and quality control reviews to verify work is installed in accordance with approved submittals, shop drawings, specifications, and contract requirements.
  • Maintain project documentation including daily reports, progress photographs, as-built drawings, inspection records, site observations, and field reports.
  • Lead jobsite safety initiatives by enforcing OSHA regulations, subcontractor safety plans, site-specific safety requirements, and conducting safety meetings for high-risk activities.
  • Schedule, coordinate, and participate in required inspections, testing activities, regulatory reviews, and Certificate of Occupancy approvals.
  • Conduct and facilitate foreman meetings, owner meetings, architect meetings, subcontractor coordination meetings, and pre-installation meetings to ensure effective communication and project alignment.
  • Partner with Project Managers to support RFIs, submittals, pay applications, schedule updates, change management, progress reporting, and overall project execution.
  • Review construction documents, subcontract scopes, schedules, and design requirements to identify coordination challenges, constructability concerns, and potential project risks before they impact production.
  • Manage project closeout activities including pre-punch inspections, punch list completion, final inspections, turnover documentation, and owner occupancy readiness.
  • Build and maintain strong working relationships with owners, architects, engineers, subcontractors, suppliers, consultants, and internal project teams while promoting a culture of professionalism, collaboration, quality, and accountability.
