Marsden South is seeking an experienced Lead Special Services Technician to oversee specialized floor care and facility maintenance across the Atlanta Midtown and Downtown Atlanta areas. Travel to multiple job sites is required, with reporting to the Doraville office as needed.

The role is hands-on and physically demanding, with a focus on high-quality workmanship, equipment operation, and teamwork in a fast-paced environment. A company vehicle is provided for work-related travel.

Qualifications

• Lead or supervisory experience preferred.

• Ability to lift up to 50 pounds and work on feet for long periods.
• Valid driver's license with clean record and ability to drive a company vehicle.

Responsibilities

• Lead and support special services and floor care operations at assigned locations.
• Perform floor care: stripping, waxing, buffing, burnishing, scrubbing, restoration.
• Operate floor machines safely and effectively.
• Shampoo and extract carpets with commercial equipment.
• Window cleaning and power washing of exterior surfaces.
• Travel between multiple Atlanta market locations and report to the Doraville office as needed.
• Maintain equipment and ensure quality workmanship.

Position Overview

Marsden South is seeking an experienced and motivated Lead Special Services Technician to support and oversee specialized floor care and facility maintenance services throughout the Atlanta Midtown and Downtown Atlanta areas. Candidates must be willing to travel to various job sites and report to the Doraville office as needed.

This is a highly active, hands-on position requiring physical stamina and a strong work ethic. You will spend most of your shift on your feet, operating equipment, lifting materials, and performing specialty cleaning and floor care projects. Every day is busy, and successful candidates must be comfortable working in a fast-paced environment while maintaining high-quality standards.

A company vehicle will be provided for work-related travel between assigned locations. Applicants must possess a valid Driver's License with a good driving record and be able to successfully pass an extensive background check as a condition of employment.

Responsibilities

• Lead and support special services and floor care operations at assigned locations.
• Perform floor care services including stripping, waxing, buffing, burnishing, scrubbing, and floor restoration.
• Operate low-speed and high-speed floor machines safely and effectively.
• Shampoo and extract carpets using commercial carpet cleaning equipment.
• Perform window cleaning services, including work from ladders when necessary.
• Power wash and pressure wash exterior surfaces, sidewalks, and building areas.
• Utilize floor care equipment and specialty cleaning tools properly.
• Complete floor buffing and maintenance in commercial and industrial environments.
• Support specialty projects, deep cleaning services, and emergency service requests as needed.
• Travel between multiple locations throughout the Atlanta market.
• Follow all schedules, work orders, safety procedures, and company standards.
• Maintain equipment and ensure quality workmanship on every project.
• Work independently while providing leadership and support to team members.

Required Qualifications

• Must be 18 years of age or older.
• Previous floor care experience required.
• Experience using low-speed and/or high-speed floor machines.
• Experience with stripping and waxing floors.
• Experience shampooing and extracting carpets.
• Experience operating commercial floor care equipment.
• Ability to safely work from a ladder.
• Experience with pressure washing and power washing.
• Valid Driver's License with a good driving record required.
• Must be eligible to drive a company vehicle.
• Must be willing to travel between multiple work locations.
• Must be able to consistently lift, carry, push, and pull up to 50 pounds throughout the shift.
• Must be able to remain on your feet for the duration of the shift, including walking, bending, kneeling, reaching, and performing strenuous physical labor.
• Must be able to pass an extensive background check.
• Lead or supervisory experience preferred.

Preferred Qualifications

• Experience servicing office buildings, banks, retail stores, shopping centers, healthcare facilities, or other commercial properties.
• Experience buffing floors in commercial and industrial environments.
• Concrete polishing experience is a plus.
• Knowledge of specialty floor restoration and maintenance techniques.

Physical Demands

This is a physically demanding, hands-on position. Team members are expected to:

• Consistently lift and move up to 50 pounds.
• Operate heavy floor care and specialty cleaning equipment.
• Work on their feet for extended periods.
• Perform repetitive bending, pushing, pulling, reaching, and kneeling.
• Climb ladders safely while performing window cleaning and other specialty services.
• Work both indoors and outdoors in various weather conditions.
• Work in commercial, industrial, office, retail, banking, and customer-facing environments.
