Job summary

AlphaGov is seeking an experienced Pre-Construction Manager to lead estimating, budgeting, planning, and project coordination for commercial construction in the Kansas City metro area.

The role manages the preconstruction process from pursuit through turnover, ensuring accurate pricing, strategic planning, and successful execution. You will collaborate with owners, architects, engineers, subs, suppliers, and internal teams to deliver competitive bids and well-run projects.

Qualifications

• Experience leading preconstruction for commercial projects.
• Strong cost management and budgeting skills.
• Ability to read and interpret construction drawings and specs.

Responsibilities

• Lead preconstruction efforts from pursuit through turnover to operations.
• Develop conceptual estimates, budgets, and pricing through design.
• Review documents for scope, cost, and constructability.
• Perform value engineering to improve efficiency and cost.
• Coordinate with owners, architects, engineers, subs, and suppliers.
• Develop bid packages and analyze subcontractor pricing.
• Identify scope gaps, risks, procurement challenges, and scheduling concerns.
• Assist with project scheduling, phasing, logistics, and procurement.
• Collaborate with project managers to ensure smooth transition to construction.
• Build relationships with clients, design professionals, subs, and vendors.
• Support business development through client meetings and proposals.
• Provide leadership with cost, schedule, and risk updates.
