Overview
A well-established construction firm is seeking a Preconstruction Manager to help lead its estimating and preconstruction services function. This role is central to shaping projects from initial concept through handoff to the project management team, ensuring budgets, schedules, and client expectations are met from the earliest stages of a project.
What you'll do
- Assist in creating and maintaining policies, processes, and procedures for the preconstruction and estimating department
- Manage and/or assist in the preconstruction and estimating process from inception through project handoff to Project Management staff
- Participate in quantity take-off and bid processes
- Recommend software and tools to support efficient, accurate estimation
- Work closely with Project Managers to transition projects
- Coordinate with architects and owners throughout preconstruction and estimating
- Develop project schedules alongside the Superintendent and Project Manager, ensuring budgets and schedules are met
- Prepare and assemble bids and proposals for various contract types (Lump Sum, GMP, Cost Plus, etc.)
- Support constructability reviews through communication with the project team, designers, and subcontractor market
- Learn and utilize estimating software for bid solicitations (Building Connected), quantity survey (Buzz Bid), bid tabulations (Building Connected/Microsoft Excel), and estimate development (Microsoft Excel)
- Assist in developing preliminary project schedules using Microsoft Project
- Assist in developing budget and bid clarifications using Microsoft Word
- Attend and assist in budget/bid presentations to clients
- Assist in project buyout upon final GMP approval
- Assist in writing and developing bid packages and subcontractor scopes of work using Microsoft Word and Building Connected
- Attend prebid meetings and site visits to understand all facets of the construction process
- Learn to utilize ProCore for project management and estimating
- Attend networking events to build relationships with clients, architects, engineers, and subcontractors
- Pursue development opportunities including outside education and workshops
- Assist in further developing estimating policies and procedures, including project and historical tracking and bid package/scope development
Required qualifications
- Bachelor's degree from a four-year college or university in Architecture, Engineering, Construction Management/Administration, or a related field
- Strong, proven background in all facets of preconstruction and estimating
- Excellent ability to manage multiple responsibilities in a fast-paced environment, including cost controls, estimating, and collections
- Strong interpersonal skills and ability to work independently
- Familiarity with control software including Excel, Word, Buzz Bid, and Microsoft Project
- Valid driver's license
- Ability to work additional hours as necessary to maintain project schedules
- Ability to travel as necessary
- Physical ability to review construction sites in all phases of construction
- Physical ability to make presentations and participate in meetings on-site and in an office setting
- Ability to lift and/or move up to 50 pounds, drive a vehicle, and sit in a constricted space for extended periods
- Ability to see, hear, and speak, including close, distance, color, peripheral, and depth vision
