Job summary

Willow Bridge Property Company in Overland Park, KS, is seeking an experienced Maintenance Supervisor to lead maintenance operations at a multi-family community. You will oversee trades, manage service requests, and ensure timely make-readies, while upholding WBPC quality standards.

The role requires 5+ years in maintenance, strong team leadership, HVAC/plumbing/electrical expertise, safety training, and the ability to work on-call.

Qualifications

• Minimum 5 years’ related maintenance experience, property management preferred.
• Proven ability to supervise and lead a team.
• Expert-level understanding and diagnosing in basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
• Certifications preferred: HVAC, EPA & CPO where applicable.
• Effective communication with management, partners, subordinates, vendors or residents, to exchange information and give work direction.
• Expert skills with small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
• Ability to operate a motor vehicle (valid license required).
• Must be available for regular on-call work assignments and emergency overtime as required.

Responsibilities

• Ensure Make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
• Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
• Ability to troubleshoot and train maintenance staff on various items related to specific trades for assessing item functioning and repair/replacement.
• Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation, repairs, service requests, turns, grounds cleaning.
• Hire, train, and develop maintenance staff and ensure safety policies are applied.
• Communicates effectively within team, motivates members, conveys expectations and goals.
• Participates in department or regional meetings and community events, leads safety meetings with staff.
• Coordinate with vendor and contractor installation, maintenance, and repair work.
• Apply preventive care, inspections, and timely repairs to protect long-term property assets.
• Maintain budget for department; understand financial impact and negotiate bids as needed.
• Purchase/order maintenance supplies and ensure inventory is stocked.
