Job summary

Northland Investment Corporation's Preserve West in Madison, WI is seeking an experienced Lead Maintenance Technician to supervise the maintenance team, prioritize work orders, and oversee repairs across HVAC, electrical, plumbing, carpentry, painting and housekeeping.

You will turn vacant apartments for move-ins, maintain safety and budget awareness, and handle after-hours emergency calls, including nights and weekends. Strong communication and prior leadership are required.

Qualifications

• Experience in general maintenance and trades (HVAC, plumbing, electrical, painting).
• Strong communication and collaboration with residents, vendors, and staff.
• Must provide own hand tools; power tools provided.
• On-call responsibilities including nights, weekends, and holidays.

About the Community: Preserve West is a 318-unit, garden-style apartment community located in Madison, WI. At Preserve West, our residents get to enjoy the many community amenities, including personal climate control units, a 24-hour fitness center, outdoor common areas with grills, and a resident clubhouse.

About the Role: Northland is looking for an experienced, pro-active Lead Maintenance Technician to supervise the maintenance team and oversee work orders and repairs at the community. Must be able to prioritize and schedule projects and staff for timely completion of projects. They are responsible for completing maintenance service requests and work orders including, but not limited to, HVAC, electrical, pool maintenance, plumbing, carpentry, painting, and housekeeping items. They will complete work orders and turn vacant apartments for move in, in a timely an efficient manner, while working safely, and keeping an eye on budget. They maintain the highest level of professionalism and customer service to our residents, vendors, and guests.

As part of our promise to deliver a top-tier experience to our residents, maintenance team members are required to handle after-hours emergency calls, and be on-call, as needed, including nights and weekends.

Qualifications & Requirements: The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that they can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.

• Previous experience in general maintenance, plumbing, carpentry, electrical, HVAC, and painting.
• Strong communication skills and the ability to work collaboratively with staff, residents, and vendors.
• All maintenance employees are required to have their own hand tools to carry out job functions - other power tools will be provided.
• Must be able to work nights, weekend, and holiday shifts as part of the on-call responsibility.
• Travel may be required to assist other properties as needed, or to attend training classes.
• Prior experience managing a team is strongly preferred.

Physical Requirements:

• Must be able to stand, walk, and/or sit for extended periods of time and climb, bend, and squat.
• Must be able to push, pull, lift, and carry weights up to 50 pounds.
• Must be able to work inside and outside in all weather conditions.
• May be required to operate a golf cart on the property.
