Residential Apartment Maintenance Supervisor
Essential Duties and Responsibilities:
- Perform on-site maintenance repairs and upkeep of the property.
- Manage the make-ready process to ensure apartments are prepared for move-in promptly.
- Initiate, execute, and oversee maintenance projects that enhance curb appeal, maintain and optimize building systems, and monitor contractor performance.
- Lead scope of work development for small improvements/services and solicit bids from qualified contractors.
- Manage expenses in line with owner goals, actively seeking cost minimization through proposals, negotiations, and budgeting.
- Develop and maintain vendor relationships, negotiate pricing, and collaborate on vendor selection.
- Supervise and support the maintenance team daily, identifying training opportunities and ensuring accountability for building conditions and work areas.
- Lead the preventative maintenance program, ensuring timely completion and documentation.
- Comply with all local, state, and federal housing regulations.
- Create and motivate a team focused on customer service and curb appeal daily.
- Perform other duties as assigned.
- Work on-call and occasionally overtime hours.
Qualifications:
- Excellent knowledge of plumbing, electrical, HVAC, and carpentry.
- Experience supervising others.
- Extensive knowledge of residential building systems, including boilers, chillers, cooling towers, air handlers, condensing units, and roof fans.
- Professional building system licenses preferred; may be required based on property type.
- HVAC and/or CFC certifications required.
- Proficiency with maintenance software, Microsoft Word, Excel, email, and web searches.
- Excellent communication skills, both written and verbal.
- Ability to manage multiple projects and work assignments.
- High professionalism and excellent interpersonal skills.
- Demonstrated passion for quality results and a proactive attitude.
- Ability to work independently on innovative projects.
- Strong customer service ethic and high standards for quality.
- Flexible schedule, including evenings, weekends, and emergency shifts.
Education:
Fluent reading and writing in English, intermediate mathematical skills, and proficiency in on-site resident management software.
Professional Experience:
Minimum of three (3) years' experience in residential property management or related field.
Computer Skills:
- Basic computer knowledge.
- Ability to use Outlook and OneSite.
- Intermediate MS Word and Excel skills.
- Basic internet proficiency.
Physical Demands:
Ability to access all parts of the property physically, lift and maneuver weights up to 50 lbs independently and 100 lbs with assistance.
