Job Summary

Supervise the work of maintenance technicians as required by the maintenance manager. Assist the maintenance manager to ensure maintenance technicians are productive and work within AAPHC policies.

This is skilled manual work of more than ordinary difficulty. It involves performing a wide variety of mechanical and building tasks. Work is often performed without close supervision but is subject to inspection upon completion. Incumbents may develop their own assignments.

Duties and Responsibilities

  • Accept assignments from the Maintenance Manager for completion and report areas of concern and need on a routine basis.
  • Provide direction to Maintenance Technicians for specific work orders and duties as needed.
  • Assist in training Maintenance Technicians for repairs and activities.
  • Inspect buildings, fixtures, machines, and other structural or mechanical units, noting needs for repair; perform minor maintenance.
  • Change, wash, and cut filters for air conditioners; check for bad bearings; repair, hang, and install window hardware and coverings; install restroom accessories.
  • Replace glass, screens, locks, and door closures; repair chairs, doors, water faucets, and cabinet doors.
  • Assist in the repair and preventive maintenance of electric motors, switches, compressors, water lines, and related equipment.
  • Install plumbing ducts, pipes, and fixtures; check and test meters, relays, and heating and air conditioning equipment.
  • Assist electricians in maintaining and repairing electrical wiring and apparatus.
  • Repair ceiling and floor tiles; patch wall coverings; paint walls as needed; pressure wash external walls.
  • Move furniture and equipment; transport boxed files to storage; organize and clean storage facilities.
  • Maintain gutters and roof tiles; correct drain or pipe problems; maintain blacktop on parking lots.
  • Perform general landscaping, including trimming trees, tree removal, and hauling away trash or debris.
  • Perform other duties as assigned.

Knowledge, Ability, and Skills:

  • Considerable knowledge of methods, practices, tools, equipment, and materials used in building and mechanical work.
  • Some knowledge of occupational hazards associated with power tools and equipment, and necessary safety precautions.
  • Ability to understand and follow oral and written instructions.
  • Ability to diagnose malfunctions and defects in mechanical and similar equipment and determine corrective measures.

Typical Physical Demands

Prolonged standing and walking, repeated bending, squatting, stooping, climbing ladders and scaffolding. Exposure to hazards from electrical, electronic, mechanical, and power equipment, toxic chemicals, and gases. May require lifting up to 100 pounds. Manual dexterity to operate keyboards or repair delicate wiring components. Ability to work under high-stress emergency situations or among patients with serious illnesses or communicable diseases. Must be free of respiratory illnesses to work around toxic chemicals.

Typical Working Conditions

On-site work environment. Frequent exposure to mechanical and electrical hazards. Occasional evening or weekend work. Work in conditions of heat, cold, wetness, dust, rain, and snow.
