Job summary

Willow Bridge Property Company is seeking an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family community in Massachusetts. You will lead the maintenance team, manage service requests in Yardi, and ensure safety standards and preventive care for asset longevity.

The role requires strong leadership, hands-on trades knowledge (electrical, plumbing, HVAC, carpentry), and the ability to train staff, coordinate with vendors, and manage budgets.

Qualifications

• Position requires a minimum of 5 years’ related maintenance experience, property management experience preferred.
• Certifications preferred: HVAC, EPA & CPO where applicable.
• Basic computer skills (able to operate mobile device, PC).
• Ability to operate a motor vehicle (valid license required).
• Must be available for regular on-call work assignments/emergency calls and work scheduled off-hours and emergency overtime as required.
• Expert-level understanding and diagnosing in basic trades (electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair).

Responsibilities

• Ensure Make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
• Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
• Troubleshoot and train maintenance staff on various items related to specific trades for assessing item functioning and repair recommendations.
• Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation, repairs, service requests, turns, and grounds cleaning.
• Hire, train, and develop maintenance staff and ensure safety practices are applied.
• Communicates effectively within the team and with residents, motivating staff and conveying expectations.
• Leads safety and department meetings with staff; participates in department or regional meetings and community events.
• Coordinate with vendors and contractors for installations, maintenance, and repairs.
• Maintain budget for department; understand financial impact of decisions and stay within budget.
• Prepare specifications for major projects, solicit bids, inspect vendor work for quality and conformance.
• Purchase/order maintenance supplies and ensure inventory is stocked.
