Job summary

Kinsley Power Systems in Tulsa, OK is seeking a Maintenance Technician to complete work-orders and install, troubleshoot, and repair mechanical, electrical, and plumbing systems across our properties. You will manage maintenance requests in occupied apartments, perform on-site repairs in offices, clubhouses, laundry rooms, models, pool areas, and fences, and supervise staff during apartment prep for new residents.

HVAC journeyman license required.

Qualifications

• HVAC journeyman license and certification required.
• Valid driver's license with reliable transportation.
• Minimum 2 years related maintenance experience.
• Able to pass background check and drug screen.

Responsibilities

• Complete work-orders and install/repair mechanical, electrical, and plumbing systems.
• Perform maintenance in occupied apartments, including plumbing, appliances, carpentry, painting and roof repairs.
• Maintain pool and Jacuzzi areas, including chemical checks and repairs.
• Assess extraordinary maintenance needs (gutters, parking lot, lighting, fences, carpeting).
• Shovel snow, deposit ice-melt as needed during inclement weather.
• Order materials with approval of Property Manager.
• Oversee productivity of staff and assist as needed during apartment preparation.
• May assume responsibilities of an Assistant Maintenance Technician when necessary.

Job description

Responsible for completing work-orders, installing mechanical, electrical, and plumbing equipment as well as troubleshooting and repairing mechanical, electrical, and plumbing problems

This position is responsible for all of the following

• Completing maintenance requests on occupied apartments including, but not limited to, plumbing repairs and replacements, major appliance repairs, interior and exterior carpentry, painting, and roof repairs
• Performing maintenance in leasing office, clubhouse, laundry rooms, models, pool areas, and property fences
• Maintaining pool and Jacuzzi areas including chemical checks, cleaning, and repairs to the system
• Assessing extraordinary maintenance required for the property (i.e., replacing guttering, parking lot repairs, repairing outside lighting, repairing and replacing patio and privacy fences, determining carpet damage)
• Responsible for depositing ice-melt and shoveling snow as necessary during inclement weather
• Ordering maintenance materials, supplies, and products for the property with the approval of the Property Manager
• Relaying or repairing carpeting
• Working on entry gates
• Overseeing productivity of other staff members during the preparation of an apartment for a new resident
• Assuming the responsibilities of an Assistant Maintenance Technician when necessary
• Completing all job-related tasks assigned by Property Manager or Property Supervisor

Requirements

• Valid driver's license and reliable transportation
• Minimum of one (2) years related training/experience required
• HVAC, Journeyman license and certification is REQUIRED
• Available for on-call
• Must be able to read, speak and understand English for business purposes
• must be able to read and write instructions, short correspondence, memos, service requests, and to converse with residents, co-workers, and vendors in a professional manner.
• Must be able to successfully complete a pre-employment background investigation including criminal record search, employment verification, and drug screen

Physical Requirements

• Must be able to stand, walk, climb stairs and ladders; use hands to grasp, finger, or feel objects; reach with hands and arms; stoop, kneel or crouch; talk; hear.
• Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
• The employee must be physically capable of moving appliances (refrigerators, washers, dryers) with the assistance of an appliance dolly.
• Employees may also be required to lift heavy objects up to 75 pounds with the assistance of a dolly and another employee.
• Must be physically capable of removing, repairing, and reinstalling: garbage disposals, light fixtures, doors, refrigerators, sinks, bathroom stools, washers, dryers, and dishwashers.
