Job summary

A leading property maintenance company in Amarillo is seeking a skilled Maintenance Technician responsible for completing work-orders and installing mechanical, electrical, and plumbing equipment. The ideal candidate must have at least one year of related experience and be knowledgeable in HVAC, plumbing, and electrical systems. This position includes various responsibilities such as performing repairs, maintaining properties, and overseeing staff productivity. Qualifications

• Valid driver's license and reliable transportation needed.
• Minimum of one year related training/experience in HVAC preferred.
• Must be able to read, speak, and understand English for business purposes.

Responsibilities

• Complete maintenance requests including plumbing, electrical, and carpentry.
• Maintain pool and Jacuzzi areas including cleaning and repairs.
• Oversee productivity of staff members preparing apartments for new residents.
• Assess extraordinary maintenance needs (guttering, parking lot, lighting, fences, carpet damage).
• Deposit ice-melt and shovel snow during inclement weather as needed.
• Order maintenance materials with approval of Property Manager.
• Relieve or repair carpeting as needed.
• Work on entry gates.
• Oversee productivity of other staff during apartment prep for new residents.
• Assume responsibilities of Assistant Maintenance Technician when necessary.
• Complete all tasks assigned by Property Manager or Property Supervisor.

Job description

Responsible for completing work-orders, installing mechanical, electrical, and plumbing equipment as well as troubleshooting and repairing mechanical, electrical, and plumbing problems

This position is responsible for all of the following:

• Completing maintenance requests on occupied apartments including, but not limited to, plumbing repairs and replacements, major appliance repairs, interior and exterior carpentry, painting, and roof repairs
• Performing maintenance in leasing office, clubhouse, laundry rooms, models, pool areas, and property fences
• Maintaining pool and Jacuzzi areas including chemical checks, cleaning, and repairs to the system
• Assessing extraordinary maintenance required for the property (i.e., replacing guttering, parking lot repairs, repairing outside lighting, repairing and replacing patio and privacy fences, determining carpet damage)
• Responsible for depositing ice-melt and shoveling snow as necessary during inclement weather
• Ordering maintenance materials, supplies, and products for the property with the approval of the Property Manager
• Relaying or repairing carpeting
• Working on entry gates
• Overseeing productivity of other staff members during the preparation of an apartment for a new resident
• Assuming the responsibilities of an Assistant Maintenance Technician when necessary
• Completing all job‑related tasks assigned by Property Manager or Property Supervisor

Requirements

• Valid driver's license and reliable transportation
• Minimum of one (1) year related training/experience -- HVAC, Journeyman license and certification is preferred
• Available for on-call
• Must be able to read, speak and understand English for business purposes
• must be able to read and write instructions, short correspondence, memos, service requests, and to converse with residents, co‑workers, and vendors in a professional manner.
• Must be able to successfully complete a pre‑employment background investigation including criminal record search, employment verification, and drug screen

Physical Requirements

• Must be able to stand, walk, climb stairs and ladders; use hands to grasp, finger, or feel objects; reach with hands and arms; stoop, kneel or crouch; talk; hear.
• Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
• The employee must be physically capable of moving appliances (refrigerators, washers, dryers) with the assistance of an appliance dolly.
• Employees may also be required to lift heavy objects up to 75 pounds with the assistance of a dolly and another employee.
• Must be physically capable of removing, repairing, and reinstalling: garbage disposals, light fixtures, doors, refrigerators, sinks, bathroom stools, washers, dryers, and dishwashers.
