Job Title: Lead Maintenance

Reports To: Property Manager

RCMI Property: Parks Richardson Denver

GENERAL PURPOSE OF JOB:

The Lead Maintenance is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a clean and well-maintained living environment for residents, visitors, and staff. It is the Lead Maintenance's duty to anticipate, identify, and correct all problems involving the property and to implement procedures that will prevent such problems. The Lead Maintenance also provides oversight to maintenance workers in the performance of their job functions.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

1. The Lead Maintenance will have total responsibility for the repair and/or replacement of:

• Plumbing – Interior and exterior
• Appliances – Replacement of parts and units
• Electrical – All outside lighting, timers, circuit breakers, light switches, and wall receptacles
• Carpentry – All door or jamb repairs or replacements, replacement of shelves or trim, repair of kitchen or bath cabinets and drawers
• Air Conditioners – Repair or replacement of units and all related parts of the total system
• Carpet and Tile – Repair of carpet or padding and replacement of flooring or ceramic tiles
• Exterior – Fences, patio enclosures, guttering, railings, windows, pools, and pool equipment, or any exterior problem requiring maintenance attention

Investigate and maintain a preventative maintenance program, records, and scheduling

Maintain accurate records in accordance with company policies regarding EPA/OSHA standards, preventative maintenance, service requests, expenditures, apartment make-ready status, work-in-progress, etc.

Oversee key control

Maintain a professional, service-oriented environment with appropriate appearance and attitude

Develop daily work schedules and address problems. Monitor and manage maintenance personnel overtime

Track warranties and model numbers

Implement and utilize work order/ticketing systems and Yardi input

Manage tenant relations related to maintenance

Review utility costs and maintenance-related budget costs

Update general information guides for tenants concerning maintenance functions

Handle purchasing, ordering, and inventory within budgetary guidelines

Maintain and update emergency response plans for optimal execution

Enforce maintenance staff appearance and uniform policies

Provide on-call support

Maintain property equipment, tools, and golf carts

Assist with budget management and ordering

Provide strong customer service

Maintain a professional appearance at all times

Perform additional projects as assigned by the Property Manager or Regional Maintenance Supervisor

EDUCATION and/or EXPERIENCE:

• EPA Certification
• High school diploma or GED equivalent
• CPO certification (if applicable)
• Valid driver’s license

COMPUTER & EQUIPMENT SKILLS:

• Proficiency in Microsoft Office
