Job summary

ERM is seeking a Consulting Associate, Land Services, Title Reviewer to join our Land Services team in Rolling Meadows, IL. You will review and interpret real estate title documents, identify title issues, and provide clear findings to support land acquisitions and infrastructure projects.

Ideal candidates have 4+ years of experience reviewing title documents, a background in real estate or paralegal studies, and strong written and verbal communication.

Qualifications

• High school diploma; associate or bachelor’s degree in real estate, paralegal studies, business, land management, or related field preferred, or equivalent experience.
• Experience (4+ years preferred) reviewing real estate title documents, title commitments, public records, or land-related documentation.
• Working knowledge of deeds, easements, mortgages, liens, judgments, tax records, legal descriptions, plats, surveys, and county recording practices.
• Ability to interpret complex title documentation and summarize findings clearly and defensibly.

Responsibilities

• Review title commitments, reports, deeds, mortgages, liens, judgments, easements, plats, surveys, and tax records.
• Analyze chains of title, verify ownership interests, and confirm parcel boundaries.
• Identify title exceptions, gaps, clouds, and unreleased liens affecting projects.
• Prepare title review summaries, ownership matrices, and issue logs for teams and clients.
• Coordinate with title companies, abstractors, surveyors, land agents, attorneys, and clients to resolve discrepancies.
• Support right-of-way and land acquisition by confirming vesting, ownership contacts, and document execution needs.
• Maintain accurate project records in databases and document repositories.
• Monitor deadlines to support project schedules and construction readiness.
• Provide guidance on title findings and follow-up actions.
• Ensure work product complies with client standards and confidentiality requirements.
