Position: Land Development Project Manager
We are seeking a qualified Land Development Project Manager responsible for managing vendors and contractors to develop raw land for home construction and amenities in new communities.
Essential Duties and Responsibilities
- Review civil improvement plans, geotechnical evaluations, landscape plans, and project specifications to ensure readiness for home construction.
- Oversee development and scheduling of infrastructure installation, including preparing lots, landscaping, parks, and amenities.
- Coordinate with jurisdictional officials during civil construction and inspections.
- Maintain accurate project schedules, identify delays, and report critical milestones to relevant stakeholders.
- Assist Project Managers with plan clarifications and revisions from civil engineers.
- Work directly with subcontractors and manage bid processes, including scope development and bid package assembly.
- Calculate quantities from plans for budgeting and bidding purposes.
- Review land development contracts awarded to subcontractors.
- Represent Land Development in site issues, maintaining “As-Built” and drainage plans, and managing infrastructure and landscaping improvements.
- Approve field purchase orders and monitor market pricing for budget management.
- Ensure compliance with all relevant codes, ordinances, and regulations.
- Coordinate with other departments on project timing, design, and landscaping.
- Conduct all business professionally to serve customers and enhance company reputation.
- Willingness to travel overnight as required.
Supervisory Responsibilities
May have supervisory duties.
Qualifications
- Associate degree or equivalent from a two-year college or technical school.
- At least three years of related civil construction, landscaping, or irrigation experience.
- Valid driver’s license and vehicle.
- Proficiency in scheduling software, MS Office, and email.
- Ability to perform physical activities including walking, standing, lifting up to 50 pounds, and working in various weather conditions.
- Strong communication skills, with bilingual ability considered a plus.
- Bachelor’s degree preferred.
