Job summary

AMiche Talent Connect LLC is seeking an experienced Land Development Project Manager to oversee residential land development projects from post-acquisition planning through completion and turnover to the homebuilding team.

This hands-on project management role requires an understanding of residential site development, horizontal construction, budgets, schedules, permitting, and coordination to deliver construction-ready homesites.

Qualifications

• Experience in residential land development, homebuilding, civil construction, or related PM.
• Experience managing land development or horizontal construction projects.
• Strong understanding of grading, drainage, utilities, roads, infrastructure, and permitting.
• Ability to read civil plans, plats, surveys, and construction documents.
• Experience managing project budgets, schedules, contractors, and consultants.
• Strong communication, organization, problem-solving, and relationship-building skills.
• Bachelor's degree in Construction Management, Civil Engineering, Real Estate Development, Business, or related field preferred; equivalent experience considered.

Responsibilities

• Lead residential land development projects, schedules, budgets, and milestones
• Coordinate civil engineers, contractors, consultants, municipalities, utilities, and other development partners
• Oversee grading, drainage, utilities, streets, paving, and infrastructure
• Manage permitting, entitlements, inspections, approvals, and municipal processes
• Monitor project costs, schedules, quality, risks, and change orders
• Conduct regular site visits, lot walks, and project closeout
• Partner closely with Construction and internal leadership to ensure timely lot delivery
• Identify and resolve issues before they impact project timelines or budgets

We are seeking an experienced Land Development Project Manager to oversee residential land development projects from post-acquisition planning through completion and turnover to the homebuilding team.

This is a hands-on project management role for someone who understands residential site development, horizontal construction, budgets, schedules, permitting, and the coordination required to deliver construction-ready homesites.

What You'll Do

• Lead residential land development projects, schedules, budgets, and critical milestones
• Coordinate civil engineers, contractors, consultants, municipalities, utilities, and other development partners
• Oversee grading, drainage, utilities, streets, paving, and infrastructure
• Manage permitting, entitlements, inspections, approvals, and municipal processes
• Monitor project costs, schedules, quality, risks, and change orders
• Conduct regular site visits, lot walks, and project closeout

What We're Looking For

• 4+ years of experience in residential land development, homebuilding, civil construction, or related project management
• Experience managing land development or horizontal construction projects
• Strong understanding of grading, drainage, utilities, roads, infrastructure, and permitting
• Ability to read and understand civil plans, plats, surveys, and construction documents
• Experience managing project budgets, schedules, contractors, and consultants
• Strong communication, organization, problem-solving, and relationship-building skills

Residential homebuilding or land development experience is highly preferred.
