Job summary

M/I Homes is seeking a Land Acquisitions Analyst to support all land operations. You will analyze market data, purchase opportunities, and development costs to guide land investments.

You’ll work with the VP of Land and cross-functional teams to prepare competitive analyses, CMA’s, and input for acquisition decisions. This role requires strong data analytics and project management skills.

Qualifications

  • Bachelor’s degree in Business, Accounting, Finance, Civil Engineering, Real Estate, Development or related field.
  • Five to seven years of experience in a related field.

Responsibilities

  • Analyze sales, building permit, development and sourcing data.
  • Assist in market analysis for acquisitions and land locations.
  • Lead for strategic software rollouts and collaborate with VP of Land.
  • Conduct competitive market analyses and CMA’s for new communities.
  • Compile and present market data maps, project lists, and LAFs for internal approvals.
  • Coordinate lot purchase agreements, closings, and wire requests.
  • Develop and maintain quarterly and annual market reporting.

Job Summary

Provides system, process, and market analysis for all Land Operations. Maintains and improves processes, systems, and reporting tools for all aspects of land acquisition.

Duties and Responsibilities
Land Acquisitions
  • Compiles, organizes, and analyzes sales, building permit, and development and sourcing data.
  • Assists in analyzing given markets for possible acquisitions and locating land.
  • Targets future acquisitions by analyzing trends, GIS maps, and leads provided.
  • Conducts regular assessments of competitors products and pricing.
  • Serve as lead for Prophetic, Termsheet and all strategic software rollouts for the Division working in collaboration with the VP of Land.
  • Conducts competitive market analyses for leads provided, including researching price points and leading competitor shopping. Also completes CMA’s for new community roll out providing data to both Land and Sales teams.
  • Establishes and maintains competitive project and market data maps and project lists.
  • Responsible for completing the reverse proforma for all prospective deals which includes collaboration with the specific acquisitioner and VP of Land.
  • Maintain database of market metrics competitive intelligence and land opportunities.
  • Develops introductory packages for all prospective land jobs.
  • Compiles and analyzes sales price worksheets (SPWs) for prospective land purchases and coordinates input from division departments.
  • Leads and organizes the compiling and preparation of LAFs and internal approval packages.
  • Compiles and analyzes projects and purchase contracts during the due diligence process.
  • Coordinates Lot Purchase Agreements, closings, and deposit requests.
  • Prepare and initiate wire requests for new purchase contracts.
  • Develop and maintain quarterly and annual market reporting.
  • With the Development Team, coordinates lot walks for finished lot purchases from third parties.
Land Development
  • Creates and monitors land development schedules and Critical Dates Summary; incorporates land development schedules in LAF’s.
  • Reviews initial bid packages during feasibility phases and analyzes budgets for LAF preparation.
  • Compiles, organizes, and analyzes land development costs to maintain a backlog of cost history.
  • Works with Director of Land Acquisition to routinely provide reports to land and operations teams regarding all projects in feasibility or lead process.
General
  • Maintains Land Acquisition files.
  • Assists with special projects as requested.
  • Performs additional duties as required.
Minimum Education Experience

Bachelor’s degree in Business, Accounting, Finance, Civil Engineering, Real Estate, Development, or other related degree. Five to seven years of experience in a related field.

Skills and Abilities
  • Excel, Word, Power Point, and Project Management, GIS, Financial Analysis, Data Analytics
  • Skilled at navigating to web (Zonda, Prophetic, Termsheet, Land Glide, MLS, Map Wise, etc.) and government agency sites to obtain information on owners, land feasibility, land values, permits and market trends.
Work Conditions and Physical Requirements
  • Office environment and some outdoor environment.
  • Exposure to typical Indiana weather conditions, from time to time.
  • Requires some local travel within the market, including city and rural, day and night driving.
