Job summary

Beechen & Dill Homes seeks an experienced Land Acquisition Manager to expand and manage residential land opportunities in Chicago’s western and southern suburbs. The role requires evaluating opportunities financially and developmentally, navigating landowner and official relationships, and moving properties to acquisition.

You will build a robust land pipeline, lead due diligence, and coordinate with leadership and legal counsel to close deals that support growth.

Qualifications

• 5+ years of progressive experience in residential land acquisition or related field.
• Strong understanding of zoning, entitlements, and municipal approvals.
• Experience with acquisition underwriting, financial modeling, and development feasibility.
• Experience with due diligence, purchase agreements, negotiations, and transaction coordination.
• Ability to develop and maintain relationships with landowners, brokers, municipalities, developers, and consultants.

Responsibilities

• Identify and source residential land opportunities across target Chicago suburbs.
• Develop and maintain relationships with landowners, brokers, developers, municipal officials, attorneys, consultants, and other industry professionals.
• Evaluate acquisition opportunities through market research, zoning, land planning, entitlement considerations, development costs, and financial feasibility.
• Build and review acquisition pro formas, financial models, budgets, and investment analyses.
• Lead due diligence activities involving title, environmental, zoning, utilities, engineering, surveys, access, and other development considerations.
• Lead negotiations with landowners and counterparties in coordination with company leadership and legal counsel.
• Coordinate entitlement and municipal processes with internal and external partners.
• Maintain an organized land acquisition pipeline and track transaction milestones.
• Monitor zoning, planning, infrastructure, and development activity to identify opportunities and potential risks.
• Present acquisition opportunities, financial considerations, risks, and recommendations to company leadership.
• Coordinate with construction, development, finance, legal, and operations teams through acquisition and transition into development.

Success in this role means building a strong, actionable land pipeline and independently moving qualified opportunities through evaluation, due diligence, negotiation, and acquisition.

In your first year, you will be expected to:

• Establish productive relationships with landowners, brokers, municipalities, and other key stakeholders.
• Build and maintain a qualified pipeline aligned with Beechen & Dill's growth objectives.
• Independently evaluate potential acquisitions and clearly communicate financial and development considerations.
• Identify zoning, entitlement, municipal, financial, and development risks early in the process.
• Advance qualified opportunities through due diligence and negotiations.
• Provide leadership with clear recommendations supported by sound analysis.
• Coordinate internal and external stakeholders effectively.
• Help identify and secure residential land opportunities that support the company's long-term growth.

What You'll Bring

• 5+ years of progressive experience in residential land acquisition, land development, real estate development, or a related field.
• Demonstrated experience evaluating and advancing residential land opportunities.
• Strong understanding of zoning, entitlements, municipal approvals, and residential development.
• Experience with acquisition underwriting, financial modeling, and development feasibility.
• Experience with due diligence, purchase agreements, negotiations, and transaction coordination.
• Ability to develop and maintain relationships with landowners, brokers, municipalities, developers, and consultants.
• Strong communication, negotiation, presentation, and stakeholder management skills.
• Advanced Excel and financial analysis capabilities.
• Ability to independently manage multiple opportunities and priorities.
• Bachelor's degree in Real Estate, Finance, Business, Engineering, Construction Management, Urban Planning, or a related field preferred.
• Valid driver's license and ability to travel locally as needed.

Compensation & Benefits

• Base Salary: $110,000-$140,000
