Job summary

D.R. Horton, Inc. in Colorado seeks a Land Acquisition Area Manager to source, evaluate, negotiate, and secure land opportunities supporting division growth.

You will lead transaction processes from identification through closing, coordinate due diligence, and present recommendations to senior leadership.

The role requires 5–7 years in land acquisition or real estate, a bachelor’s degree, and strong negotiation, financial analysis, and relationship skills.

Qualifications

  • Bachelor's degree in Business Administration, Real Estate, Finance, Urban Planning, Engineering, or equivalent years of experience.
  • Five to seven years of progressive experience in land acquisition, development, real estate, or homebuilding.
  • Ability to independently manage complex transactions and make sound business recommendations.
  • Demonstrated initiative and persistence in identifying and securing acquisition opportunities.
  • Strong computer skills and proficiency in Microsoft Office; quick to learn new programs/systems.

Responsibilities

  • Lead negotiations with landowners, brokers, developers, attorneys, and other stakeholders regarding purchase agreements and terms.

D.R. Horton, Inc. is currently looking for a Land Acquisition Area Manager . The right candidate is responsible for sourcing, evaluating, negotiating, and securing land acquisition opportunities that support the division's growth objectives. This role serves as the primary transaction lead and manages acquisitions from initial identification through contract execution and closing.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Identify and pursue land acquisition opportunities that align with strategic business objectives and housing demand forecasts

Lead negotiations with landowners, brokers, developers, attorneys, and other stakeholders regarding purchase agreements and transaction terms

Evaluate acquisition opportunities through financial analysis, due diligence reviews, and risk assessments

Structure transactions to maximize profitability while minimizing financial and operational risk

Coordinate due diligence activities and ensure timely completion of entitlement, environmental, engineering, and legal reviews

Prepare and present acquisition recommendations to senior leadership for approval

Develop and maintain relationships with brokers, developers, landowners, and industry professionals to generate acquisition opportunities

Manage transactions through contract execution, approval processes, and closing activities

Represent the company at industry events, meetings, and networking opportunities

Support long-range land planning and growth initiatives

Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company

  • Ability to travel overnight

Qualifications

Education and/or Experience

Bachelor's degree in Business Administration, Real Estate, Finance, Urban Planning, Engineering, or equivalent years of experience

Five to seven years of progressive experience in land acquisition, development, real estate, or homebuilding required

Ability to independently manage complex transactions and make sound business recommendations

Demonstrated initiative and persistence in identifying and securing acquisition opportunities

Ability to effectively balance risk, profitability, and strategic business objectives

Strong computer skills are required. Proficiency in Microsoft Office applications and the ability to learn new programs/systems quickly is essential

Ability to apply common sense understanding to carry out instructions furnished in written and oral form or via DRH applications

Ability to sit for majority of 8-hour workday; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Specific vision abilities required by this job include close vision and peripheral vision

  • The noise level is generally moderate
Preferred Qualifications

Proven residential land acquisition and contract negotiation experience

  • Strong negotiation, financial analysis, and relationship management skills

Expected salary range: $105,000 - $115,000 plus acquisition bonus potential.

Position will be posted until December 14th, 2026.
