8:00 am - 4:30 pm; Monday - Friday with occasional evening and weekend hours required, as necessary.

Mandatory Position

This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position

This position serves as a Laboratory Systems Maintenance Planner - with responsibility for the development of SOPs, job plans, work orders, preventive maintenance, system functions tests and project scopes for the maintenance of special laboratory HVAC, electrical, plumbing and refrigeration systems. Serves as the customer relations liaison with lab managers, expedites work completion, monitors work quality and ensures all systems are restored to strict laboratory performance standards.

Minimum Education/Experience

Required Minimum Qualifications:
Bachelor's degree and one year of experience related to the area of assignment; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.

University Preferred Qualifications:
Graduation from a four year college or university and at least four years of program associate experience, or an equivalent combination of training and experience.

Essential Job Duties
  • Serves as the advocate with shop supervisors and maintenance managers for facilities maintenance requirements in campus labs.
  • Provides oversight of the maintenance and repair of the building systems that serve research labs including HVAC, electrical, plumbing, lab gas distribution, water purification and distribution systems, vacuum systems, etc.
  • Establishes close customer relationships with lab managers, primary investigators, and lab safety personnel to assess their needs and communicate maintenance capabilities.
  • Tracks work orders, projects, BAS alarms and asset reliability for numerous labs throughout the campus.
  • Ensures all work is properly coordinated between maintenance shop supervisors and lab managers.
  • Helps develop work order job plans and project scopes as needed.
  • Develops Failure Mode and Effects Analyses for lab equipment and systems.
  • Leads Root Cause Analyses for lab equipment failures and outages.
  • Develops and leads lab systems functions tests.
  • Helps develop and ensures condition monitoring plans such as vibration analysis, thermographic analysis, and ultrasonic analysis for lab equipment and systems.
  • Optimizes preventive maintenance for lab systems.
  • Performs quality assurance audits of lab systems work orders.
  • Writes maintenance, repair and operations SOPs for lab facilities systems.
  • Analyzes lab maintenance data to determine problems and trends and then develops corrective and preventive action plans.
  • Becomes familiar with lab safety requirements and trains the maintenance shops with that knowledge.
  • Serves as the expert on the correct operation and configurations of building HVAC, refrigeration, plumbing, electrical and other systems serving research labs.
  • Performs other duties as directed.


Other Work Responsibilities
  • Writes service plans and reports for customers and maintains an archive.
  • Ensures all University policies, OSHA, NEC, and other safety and quality guidelines are incorporated into SOPs
  • Uses construction drawings and sequences of operations to troubleshoot lab systems problems and ensures corrections to drawings as needed.
  • Assists the maintenance shops with developing service contracts for the maintenance and repair of lab equipment and systems as needed.
  • Produces statistics and infographics on lab maintenance and program performance to use in customer meetings.
  • Updates lab equipment and space data within the CMMS (ARCHIBUS) as needed.
  • Seeks annual training to enhance expertise on lab systems and maintenance strategies.
  • Researches new equipment, tools and procedures for lab maintenance.
  • Assists in after-hours trouble calls with shop personnel as necessary to coordinate safe, rapid and correct restoration of lab conditions and equipment operation.
  • Develops and coordinates training for shop personnel on lab SOPs.
  • Tracks and reports on maintenance personnel compliance with lab safety guidelines.


Departmental Preferred Experience, Skills, Training/Education
  • 2-year degree in construction, maintenance, science or engineering with 10 years field engineering or maintenance experience; or equivalent education and experience.
  • Maintenance or construction work experience with research laboratories such as BSL 2 & 3, vivarium, clean rooms, precision metrology, wet labs, etc.
  • Experience with reliability centered maintenance.
  • Experience managing preventive maintenance.
  • Experience using condition monitoring for mechanical, electrical and plumbing systems such as vibration analysis, thermography and ultrasonic analysis.
  • Experience commissioning research labs including managing functions tests and sequences of operations for HVAC systems.
  • Program management experience including writing SOPs and other guiding documents, monitoring and analyzing the performance of organizations, and developing and coordinating completion of corrective and preventive action plans.
  • Ability to use as-built drawings to identify building system components and troubleshoot problems including mechanical, electrical, plumbing, and life safety.


Necessary Licenses or Certifications
  • Valid Driver's License needed for position.
