Position Overview

The Janitor is responsible for maintaining the cleanliness, safety, and appearance of all common areas within the homeowners' association (HOA) or condominium community. This position helps ensure a clean, welcoming, and well‑maintained environment for residents and visitors.

Core Responsibilities

• Clean and sanitize interior and exterior common areas, including lobbies, fountains, hallways, elevators, clubhouses, fitness centers, restrooms, pool areas, stairs, landings, access areas, security cameras, and equipment.
• Sweep, mop, vacuum, dust, and polish floors and surfaces.
• Empty trash and recycling containers and dispose of waste properly.
• Clean windows, glass doors, mirrors, and other fixtures.
• Maintain outdoor common areas by removing litter and keeping walkways, entrances, and recreational areas clean.
• Restock restroom and cleaning supplies as needed.
• Report maintenance issues, safety hazards, vandalism, or damage to management promptly.
• Assist with setting up and cleaning up community events, as requested.
• Operate and maintain cleaning equipment safely and efficiently.
• Follow all safety procedures and use cleaning chemicals according to manufacturer guidelines.
• Perform other duties as assigned by the Property Manager or Maintenance Supervisor.

Qualifications

• High school diploma or equivalent required.
• Valid Florida driver's license and reliable transportation required.
• Previous janitorial or custodial experience preferred.
• Ability to work independently with minimal supervision.
• Strong attention to detail and commitment to cleanliness.
• Reliable, punctual, and professional in appearance and conduct.
• Basic communication skills in English; bilingual is a plus.
