Job summary

ZipStaff Inc. in Washington, DC seeks a Project Manager to lead an enterprise IWMS implementation and project controls program. You will drive data migration, UAT, go-live, and handover while maintaining strict cost and schedule governance within the PMO.

Requires 5+ years in enterprise software implementations with IWMS/CAFМ exposure, advanced Excel skills, and experience coordinating multi-vendor environments and executives; focus on accrual accounting and phase-gate approvals.

Qualifications

• Bachelor's degree in business administration, construction management, information systems, finance, or related field.
• 5+ years of project management experience leading enterprise software implementations with IWMS/CAFM experience.
• Proven track record in project controls: accrual-based accounting, cost forecasting, earned value, and schedule baseline management.
• Advanced proficiency in Microsoft Excel (complex modeling, pivot tables, lookups, forecasting).
• Hands-on experience with PMO scheduling tools; exposure to Masterworks and SharePoint preferred.
• Experience coordinating multi-vendor environments, system integrators, and executive stakeholders.
• Strong written and verbal communication for governance reports and steering presentations.

Responsibilities

• Drive end-to-end IWMS implementation from initiation to go-live and handover.
• Manage monthly accrual-based project accounting and contractor invoicing.
• Develop monthly financial forecasts including labor, vendor burn rates, licensing and contingency.
• Build and manage integrated master schedules, track critical path milestones and phase gates.
• Monitor performance with monthly executive status reports on milestones and budgets.
• Identify, track, and mitigate RAID items; escalate through PMO governance.
• Coordinate cross-functional activities across stakeholders, IT and vendors.
• Support organizational change management and user adoption in facilities teams.
• Maintain program documentation in SharePoint and PMO repositories.
