About the Role
The Senior Investments Manager will be responsible for managing and owning the diligence process for new investment opportunities at QTS.
Key Responsibilities
- Manage internal processes for the investments group to ensure timely and accurate responses.
- Build better systems for tracking deals, contacts, and information across the organization for real estate investment optimization.
- Develop and own financial models to support company acquisitions, financings (joint‑venture, equity initiatives, etc.), land, asset, and operating company acquisitions/dispositions.
- Assist in managing projects from identification through completion, including coordination of due diligence teams and model underwriting.
- Research market data and cost information to drive meaningful decision analytics for senior management.
- Project‑manage financial items through transactions.
- Manage P&L to closing documents.
- Coordinate cross‑team collaboration both pre‑ and post‑closing.
- Lead through influence and communicate with an executive team, requiring strong real estate, financial, modeling, and technology skills.
What You Will Do
- Create and utilize corporate financial models in Microsoft Excel.
- Operate Argus Enterprise software to analyze and underwrite data center properties.
- Write and prepare investment materials such as memorandums, presentations, and proposals.
- Analyze and interpret property‑level information (historical operating statements, budgets, CAM reconciliations, leases, loan agreements, etc.).
- Lead calls and meetings with key internal and external constituents; communicate complex questions and inquiries effectively.
- Research and report on markets and assets, expanding market knowledge and supporting business development.
- Provide advice on economic impact, develop forecasts, and drive business insights.
- Track, compile, and interpret data related to the group’s business.
- Analyze business problems and report data as part of economic impact research.
- Collaborate with cross‑functional teams to implement strategies for products or markets.
- Conduct research, prepare reports, and analyze economic data to shape business strategies.
- Develop strategies for managing products or markets and drive business development to maximize returns.
- Coordinate due diligence and closing processes, working with internal and third parties.
- Work effectively in a team environment, assuming all tasks as needed.
- Develop financial models for new assets, products, and corporate initiatives.
- Use GAAP and finance theory to help partners understand financial implications.
- Partner with leaders to ensure understanding of financial drivers.
- Analyze actual vs. forecast performance, communicating commitment to financial goals.
- Communicate expected and actual financial results and underlying activities clearly.
- Identify, analyze, and propose solutions for financial issues impacting business objectives.
- Evaluate net present value and other operating metrics for capital investments.
- Leverage information systems to increase forecasting and analysis efficiency.
What You Will Need To Be Successful
- Bachelor’s degree in Finance, Economics, Accounting, Mathematics, or equivalent professional experience.
- 7+ years of experience in a collaborative financial environment (banking, real estate, etc.) focused on bottom‑line value creation.
- Solid proficiency in MS Office, especially Excel.
- Experience creating financial models using WACC, NPV, IRR, and ROI.
- Advanced proficiency with analytical and financial modeling tools.
- Ability to build comprehensive financial models including integrated income statement, balance sheet, and cash flow statement.
- Ability to synthesize large volumes of data and draw appropriate conclusions.
Nice To Have
- Master’s degree (MBA or equivalent).
- Experience with Workday, Salesforce, Adaptive Insights, and Office Cx.
- Experience in fast‑paced, high‑growth data center markets.
- Experience providing financial and analytical support to a development organization.
