Job summary

Article Student Living in Chicago is seeking an Associate, Investments who will contribute across acquisitions, development, asset management, and debt capital markets. You will lead underwriting and build detailed financial models to evaluate new investments and developments.

This role reports to the VP of Investments and may travel up to 10% as needed. The role offers a pay range of $90K-$100K with a 25% bonus and onsite work at our Chicago office.

Qualifications

• Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related field.
• 3–6 years of experience in real estate investment, private equity, investment banking, or related field.
• Advanced proficiency in financial modeling (DCF, waterfalls, sensitivity analyses, capital structures).
• Strong technical expertise in Excel and PowerPoint; ability to independently build and manage sophisticated financial models and presentations.

Responsibilities

• Lead underwriting for new acquisition and development opportunities with detailed financial models and return projections.
• Prepare and present investment committee materials, board presentations, and equity partner packages.
• Manage day-to-day transaction processes including due diligence, lender coordination, and closing activities.
• Lead market research on student housing supply, demand, comps, and trends to inform investment strategy.
• Monitor performance and prepare reporting materials for investors, lenders, and capital partners.
• Assist in valuation, hold/sell analyses, and financial modeling for refinancing and dispositions.
