Carter Lumber Company is seeking a Construction Project Manager for installed Multi-Family projects in the NE Ohio area. The role focuses on development, implementation, and management, ensuring open communication between office and field for timely production.

You will work with the Field Superintendent to guide project direction, review plans, manage schedules, and coordinate subcontractors and material deliveries. Strong communication and problem-solving skills are essential.

Qualifications

• Strong communication, both oral and written.
• Ability to analyze, make recommendations, and solve problems.
• Experience reviewing plans, specs, and schedules.
• Experience creating schedules of values with clients.
• Proficiency in data gathering, reporting, and tracking budgets.
• Blueprint reading ability.
• MS Office proficiency (Outlook, Word, Excel, PowerPoint).
• PlanSwift knowledge a plus.

Responsibilities

• Thoroughly review plans, specs, and project schedule.
• Create a schedule of values between Carter Lumber and customer.
• Review take-off to ensure correct quantities and timely orders.
• Manage submittals through approval for order.
• Coordinate labor sub-contracts and labor sourcing.
• Procure material and inform Field Superintendent of arrivals.
• Provide customer change orders when needed.
• Review daily field reports and weekly safety meetings.
• Track progression and monitor project budgets.
• Submit pay applications per contract docs.
• Submit and approve pay requests for sub-contract labor.
• Attend jobsite meetings with customer and trades.
• Set up initial customer meeting before scope work.
• Attend hand-off meetings with sales to accept new projects.
• Review scope of work and schedule for accuracy.

Job description

A Carter Lumber Installed Sales ConstructionProject Manager is responsible for the development, implementation, and management for Multi-Family installed jobs. This is accomplished by keeping lines of communication and information open between the office and the field to ensure production is accurate and timely. Works closely with the Field Superintendent to determine the strategic direction of an installed Multi-Family project. Effective communication with the field and internal departments are mandatory for the success of this position.

Requirements

• 2+ years’ experience in Commercial Multi-Family construction project management
• Solid understanding of Job Site Management processes and construction assembly
• Understands and observes all safety procedures and practices
• Solid comprehension of all working aspects of contracts including changes to build out processes and schedules
• Ability to analyze and provide recommendations to solve problems
• Ability to gather data, compile information, and prepare reports
• Effective oral and written communication skills
• Exceptional analytical and problem-solving abilities
• Ability to read and comprehend blueprints
• Working knowledge of Microsoft Office including Outlook, Word, Excel, and PowerPoint
• Knowledge of PlanSwift Software is a plus
• This position will be servicing the NE Ohio areas

Responsibilities

• Create a mutually agreed upon schedule of values between Carter Lumber and customer.
• Reviewtake-off to ensure correct quantities and product are ordered and delivered at the appropriate time.
• Send and track submittals for all product until approved for order.
• Obtain labor source and execute Carter Lumber approved labor sub-contract.
• Procure material and advise Field Superintendent of arrival dates.
• Provide customer change orders when necessary.
• Review Field Superintendent daily reports and weekly safety meetings
• Track job Progression and monitor project budgets
• Submit pay applications per contract documents with customer.
• Submit and approve pay requests on behalf of sub-contract labor.
• Attend jobsite meetings with customer and other trades as needed
• Set up initial meeting with customer prior to performing scope.
• Attend hand off meetings will sales team to accept new projects
• Review contract scope of work and schedule for accuracy of what is being provided and that durations for installation are acceptable
