The Property Inspector is responsible for maintaining the quality, presentation, and operational readiness of an assigned portfolio
of vacation rental homes. Each Inspector is responsible for a designated group of properties and serves as the quality control
representative for those homes.
This role performs quarterly inspections, manages household inventory, ensures homes consistently meet company standards,
identifies maintenance needs before they impact guests, and works closely with the Regional Operations Manager and
Maintenance Lead to keep every property operating at a boutique hotel standard.
Requirements
Key Responsibilities:
Portfolio Management
- Maintain responsibility for an assigned portfolio of homes.
- Develop familiarity with each property's layout, systems, amenities, and owner preferences.
- Monitor the overall condition of assigned homes and proactively identify opportunities for improvement.
- Ensure properties consistently meet company quality standards.
Quarterly Property Inspections
- Conduct comprehensive quarterly inspections of each assigned property.
- Evaluate the condition of interiors, exteriors, furniture, decor, appliances, amenities, landscaping, and guest-facing features.
- Identify cosmetic, maintenance, safety, and operational concerns.
- Document recommendations for repairs, replacements, and property improvements.
Property Readiness & Quality Control
- Verify homes consistently meet company presentation standards.
- Ensure properties are organized, properly staged, clean, and guest-ready.
- Inspect furniture placement, decor, lighting, amenities, signage, and the overall guest experience.
- Inspect pools, spas, and other outdoor amenities for cleanliness, proper presentation, and visible operational concerns.
- Perform light exterior touch-ups as needed, including blowing debris from patios, walkways, and guest-use areas.
- Report deficiencies and coordinate corrective action with the appropriate team member.
Inventory Management
- Maintain accurate inventory for each assigned property.
- Monitor kitchen equipment, linens, consumables, guest amenities, cleaning supplies, and other household items.
- Update and maintain inventory records within AnyList.
- Recommend replacement or replenishment of missing, damaged, or worn items.
Maintenance Identification
- Identify maintenance issues during inspections before they become guest-impacting.
- Submit detailed maintenance requests through Breezeway.
- Prioritize maintenance concerns based on urgency and guest impact.
- Follow up on outstanding maintenance items as needed.
Documentation & Reporting
- Maintain accurate inspection reports within Breezeway.
- Document property conditions with detailed notes and photographs.
- Track recurring issues and identify long-term maintenance trends.
- Ensure inspection records remain organized and up to date.
Team Communication
- Communicate inspection findings with the assigned Regional Operations Manager and Maintenance Lead.
- Coordinate with the Maintenance Lead regarding repairs and follow-up work.
- Maintain clear communication through Breezeway and Slack regarding property conditions, maintenance needs, and inventory updates.
- Escalate urgent operational or safety concerns immediately.
Onboarding Support
- Assist with inventory creation and property setup for new homes entering the portfolio.
- Verify homes meet company operational standards prior to launch.
- Support staging, organization, labeling, and quality control during onboarding.
Success Metrics
- Quarterly inspections completed on schedule.
- Accuracy of inventory records.
- Property quality and presentation scores.
- Reduction in guest-reported maintenance and cleanliness issues.
- Timely identification of maintenance needs.
- Accuracy and completeness of Breezeway documentation.
- Overall condition and readiness of assigned portfolio.
Qualifications
- Must have reliable transportation to and from work.
- Previous experience in property management, hospitality, or a related.
- Basic knowledge of minor maintenance and repair tasks is preferred.
- Excellent communication and interpersonal skills.
- Ability to work independently and manage time effectively.
Physical Requirements
- Ability to bend, kneel, and squat to effectively inspect properties.
- Capability to lift and carry items weighing up to 50 pounds.
- Ability to walk and stand for extended periods of time.
- Dexterity and coordination to handle tools and equipment for minor maintenance repairs.
- Ability to navigate stairs, ladders, uneven terrain, and various property layouts.
- Visual acuity to evaluate maintenance issues, cleanliness standards, and inventory levels.
- Ability to work both indoors and outdoors, adapting to varying temperatures and working conditions.
