Elizabeth River Crossings OpCo, LLC is seeking an Industrial Maintenance Technician to perform hands-on troubleshooting, repair, and preventive maintenance on mechanical, plumbing, piping, fire life safety, drainage, and ventilation systems supporting the Elizabeth River Tunnels and related facilities. The role requires reading drawings and diagrams, completing work orders, and coordinating with vendors.

Responsibilities

Schedule

• Regular work hours are 7:00 AM to 3:30 PM.
• Participation in the on-call rotation is required, with schedules published six months in advance.
• Inclement weather or emergency conditions may require 12-hour shifts as needed to support maintenance operations.

Position Summary

Join the team that maintains the industrial and facility systems supporting the Elizabeth River Tunnels and related facilities. The Industrial Maintenance Technician performs hands-on troubleshooting, repair, installation, and preventive maintenance on mechanical, plumbing, piping, fire life safety, drainage, ventilation, and facility equipment. This role helps keep critical transportation infrastructure operating safely and reliably.

ESSENTIAL FUNCTIONS AND ACCOUNTABILITIES

Key Responsibilities

• Troubleshoot, repair, install, and maintain industrial, mechanical, plumbing, piping, fire life safety, drainage, ventilation, and related facility systems.
• Perform pipefitting, valve replacement, backflow preventer work, plumbing repairs, gasket and fitting repairs, and general piping work up to 8 inches in diameter.
• Maintain and repair equipment such as motors, drainage pumps, exhaust and supply fans, ventilation fans, valves, fire main piping, drainage piping, water supply systems, and gravity systems.
• Use hand tools, power tools, welding equipment, cutting tools, drill presses, saws, grinders, measuring instruments, and other shop equipment as required.
• Read and interpret drawings, blueprints, manuals, diagrams, assembly instructions, and technical documentation.
• Respond to equipment failures, emergency repair needs, weather events, and on-call assignments to support safe and reliable operations.
• Complete work orders, inspections, reports, maintenance history, and documentation in the Maintenance Management System.
• Maintain tools, equipment, spare parts, materials, and work areas in a safe, clean, organized, and ready-to-use condition.
• Follow all safety procedures, wear required PPE, and work in compliance with company policies, OSHA, DOT, confined space, hazardous material, and other applicable requirements.
• Support other departments, coordinate with vendors and contractors, communicate issues to leadership, and assist with special projects as assigned.

Performance Expectations

• Complete assigned work safely, efficiently, and in accordance with company procedures and regulatory requirements.
• Keep industrial, mechanical, plumbing, fire life safety, and facility systems maintained with minimal disruption to operations.
• Respond promptly to maintenance issues, equipment failures, emergency repairs, and on-call needs.
• Maintain accurate work orders, inspection records, maintenance history, inventory documentation, and related reports.
• Communicate clearly with supervisors, team members, contractors, vendors, and other departments.
• Maintain a safe work area, properly care for tools and equipment, and demonstrate strong situational awareness in active maintenance environments.

Qualifications

• High school diploma or equivalent required.
• Minimum of eight years of skilled facilities maintenance experience preferred, including plumbing, pipefitting, troubleshooting, and mechanical repair.
• Strong pipefitting background required, including experience with piping, valves, backflow preventers, plumbing, and related repairs.
• Knowledge of industrial maintenance practices, tools, materials, equipment, mechanical systems, plumbing systems, and facility infrastructure.
• Ability to read and interpret repair manuals, drawings, diagrams, blueprints, and technical documentation.
• Ability to complete forklift, aerial lift, confined space, hazardous material, and other required safety training.
• Ability to obtain and maintain required security clearance, background screening, drug screening, and medical clearance when required.
• Valid Virginia Driver's License and ability to maintain a safe driving record required.
• Strong organization, attention to detail, communication, teamwork, and customer service skills.

Ability to manage deadlines, support projects, work overtime, participate in an on-call program, work a flexible schedule, and support emergency operations as needed.

Physical Requirements

• Ability to stand, walk, bend, stoop, kneel, crouch, crawl, climb, reach, push, pull, grasp, and perform repetitive hand and finger movements.
• Ability to work from ladders, scaffolding, platforms, open grating, aerial lifts, and other elevated work areas.
• Ability to work in confined spaces and active maintenance environments while wearing required PPE.
• Ability to hear, see, communicate, and follow detailed instructions in noisy or changing work conditions.
• Moderately heavy work: ability to lift up to 50 pounds and perform work involving climbing, balancing, carrying, pushing, pulling, and operating tools or equipment.

Working Conditions

• Work is performed indoors and outdoors and may involve varying weather conditions, extreme heat, extreme cold, elevated areas, confined spaces, noisy environments, moving machinery, electrical hazards, fumes, odors, dust, gases, poor ventilation, and other maintenance-related conditions.
• Work may occur around high traffic volumes, active facilities, emergency response situations, and operational equipment.
• The role requires safe work practices, situational awareness, and consistent use of required protective procedures and equipment.

Mental Requirements

• Ability to troubleshoot problems, interpret instructions, use basic math, read technical information, write clearly, communicate effectively, remain calm during routine and emergency situations, and make sound decisions in an active maintenance environment.
