Job summary

Welcome Group Real Estate Services seeks an experienced Industrial Property Manager to oversee a portfolio of single-tenant, manufacturing-oriented industrial assets in Texas. You will work directly with ownership, manage leases, coordinate capital projects, and ensure safety, regulatory compliance, and financial performance.

The role requires strong Yardi and Office software skills, a long-term ownership mindset, and the ability to report clearly to principals.

Qualifications

• 5+ years of industrial property or asset management experience.
• Strong background with single-tenant NNN industrial assets.
• Yardi proficiency.
• Proficiency in budgets, operating statements, and capital planning.
• Independent judgment and owner-operator mindset.

Responsibilities

• Act as an extension of ownership with long-term capital preservation.
• Provide regular reporting and recommendations to principals.
• Support acquisitions, refinancing, and dispositions through due diligence and asset analysis.
• Manage tenant relations and enforce single-tenant NNN leases, including obligations and reimbursements.
• Oversee building condition, safety, and compliance with systems (cranes, power, HVAC, foundations).
• Prepare annual operating budgets and multi-year capital plans.
• Coordinate capital improvements and project management with engineers/contractors.
• Ensure regulatory compliance and manage safety and risk.
