Position Overview
As a Hyperscale Project Manager, you will support the Hyperscale Project Executives and the cross‑functional teams responsible for planning, financing, and executing complex, large‑scale data‑center projects. Your role includes managing leasing, financing, and construction obligations to ensure timely delivery and compliance across the entire project life cycle.
Responsibilities
- Analyze project documentation and parameters (leases, work letters, financing, development incentives, design contracts, and construction contracts) to establish directives for internal teams and stakeholders throughout the project life cycle.
- Develop and maintain schedules, budgets, and pro‑formas in collaboration with cross‑functional stakeholders.
- Collaborate with the design team to ensure that budget constraints and project goals align with lease requirements.
- Maintain understanding of property conditions and economic development incentives.
- Monitor progress of project milestones, change orders, and payment processes to ensure compliance with documentation and communicate updates and customer requirements.
- Oversee project implementation, progress monitoring, and closeout; present information to support decision making among executive leadership and customers.
- Facilitate the transition to operations and security teams.
- Support the Capital Markets team with due diligence for loan financing.
Basic Qualifications
- Bachelor’s degree or equivalent professional experience.
- Three or more years of experience in real estate development, transaction management, data‑center infrastructure (space, power, connectivity), or a related construction environment.
- Experience in project or program management.
- Proficiency in MS Project and/or other project‑tracking software.
Preferred Qualifications
- Experience in financial modeling and analysis using spreadsheets and data‑set manipulation.
- Three or more years of experience with hyperscale data‑center development projects.
- Three or more years of experience in sales engineering, construction contracting, leasing, or related fields.
Knowledge, Skills, and Abilities
- Strong problem‑solving and analytical skills to guide critical decisions.
- Excellent written and oral communication skills, including the ability to present complex technical topics to varied audiences.
- Proficiency in Microsoft Word, Excel, and Project.
- Self‑motivated, eager to learn, and capable of expanding technical and interpersonal knowledge.
- Ability to work independently and as part of a team.
- Capability to handle multiple projects simultaneously and work under tight deadlines.
- Organized and detail oriented.
- Prior experience in transaction management, lease administration, real‑estate development, data‑center construction, or facilities operations.
