Job summary

Carrington Mortgage Services seeks a Liquidation Supervisor to oversee a team of real estate negotiators and processors handling short sales and deeds in lieu. You will ensure compliance with policies and laws while coordinating with agents, attorneys and third parties.

The role requires mortgage industry experience, loss mitigation expertise, and strong negotiation skills. A hybrid schedule in Orange, CA is offered with a target pay range of $70,000–$80,000 plus a monthly incentive.

Qualifications

  • Three or more years mortgage industry experience.
  • One or more years of loss mitigation/negotiation experience.
  • Knowledge of Microsoft Office at an intermediate level.
  • Knowledge of mortgage/real estate terminology.
  • Familiarity with sales/collections software.
  • Ability to travel up to 10%.
  • High school diploma or equivalent; some college preferred.

Responsibilities

  • Supervise staff handling inquiries from borrowers, real estate agents, attorneys and third parties on short sales and deeds in lieu.
  • Analyze submitted Short Sale and REO transactions for investor approval and compliance.
  • Negotiate and present counter offers that meet valuation targets.
  • Submit negotiated files to senior management/investors for approval.
  • Prepare monthly department reports for Senior Management.
  • Attend mediation/settlement hearings; some travel required.
  • Support audit responses and remediation actions as needed.
  • Perform other duties as assigned.

The Liquidation Supervisor will supervise department staffed with real estate negotiators and processors tasked with completion of short sales and deeds in lieu transactions presented to the company via real estate agents, attorneys, and other third parties.Perform all duties in accordance with the company’s policies and procedures, all US state and federal laws and regulations, wherein the company operates. The approved Target Pay Range for this position is $70,000 to $80,000 plus a monthly incentive.

What you'll do:

  • Supervise the staff that receives inbound & outbound calls from borrowers, real estate agents, attorneys and/or an authorized third party with questions regarding short sale and deed in lieu of foreclosure requests.
  • Analysis of submitted Short Sale and REO transactions to assure investor approval and compliance.
  • Work with staff for timely negotiations and counter offer that reduces loss severity and meets or exceeds company-determined property valuation, and presents counter offer to real estate agents, attorney, and authorized third parties.
  • Submit negotiated files to senior management/ Investors for approval.
  • Decline purchase offers with excessive variance between purchase offer price and company-determined property valuation.
  • Monthly reporting and tracking of department matrix to Senior Management
  • Management of postponements of foreclosure sales when additional time is needed to review and approve short sale and or deed in lieu of foreclosure requests.
  • Attendance at Mediation/Settlement hearing – some travel required.
  • Request variance exceptions with HUD, etc. as needed
  • Initiate call campaigns for the Negotiators to make direct contact with customers
  • Work on task requirements that processors and negotiators are unable to complete
  • Handle escalated calls in a professional manner
  • Prepare responses for Advocates, HUD, and CMS management as needed
  • Involved in internal and external Audit responses and create action plans to remediate any findings
  • Perform other duties as assigned.

What you'll need:

  • High school diploma or equivalent work experience; some college courses in business or finance preferred.
  • Three (3) or more years’ mortgage industry experience.
  • One (1) or more years of related experience in loss mitigation/negotiation required.
  • Knowledge of Microsoft Suite at intermediate level preferred.
  • Knowledge of mortgage/real estate terminology required.
  • Knowledge of industry and/or company-specific software in sales/collections required.
  • Ability to understand opposing points of view on highly complex issues and to negotiate and integrate different viewpoints.
  • Ability to make decisions that have significant impact on the immediate work unit and monitor impact outside the immediate work unit.
  • Ability to organize and prioritize own work schedule on short-term basis (longer than one month) and within allotted work schedules.
  • Ability to travel up to 10%.
