Job summary

KFC is seeking a Construction Project Manager to lead multiple construction programs for equity stores. This hybrid role focuses on design coordination, budget control, and vendor management, with travel up to 20% and a mandatory Plano, TX office presence 3 days a week.

You will oversee design consultants, coordinate permits, monitor schedules and costs, and educate franchisees on project execution standards to ensure high-quality delivery across remodeling and new builds.

Qualifications

• BS in Architecture, Construction Management, Project Management, or a related field.
• Professional registrations/certifications are a plus.
• 5+ years of construction, architecture, or project management experience required.
• 2+ years in a corporate environment managing projects and communicating project status required.
• Required software experience: Microsoft Office Suite, including Excel, PowerPoint, and Word

Responsibilities

• Oversee design consultants to apply the latest KFC design standards.
• Develop the timeline for design milestones and set expectations with all consultants.
• Deliver a tightly coordinated drawing sets across all external consultant disciplines and internal stakeholders.
• Manage design consultant budgets, proposals, change orders, and invoices for all projects to drive value and minimize cost.
• Host weekly meetings with consultants to review, forecast, and manage project pipeline milestones.
• Review construction drawings to ensure alignment with project scope and current KFC standards.
• Develop and detail Scope of Work documents for remodels and refresh projects.
• Host page turn meetings with the consultants, development team, and internal stakeholders to confirm alignment across project team on the scope of work for new sites and remodels
• Oversee the permit and entitlement process in partnership with a permit expeditor
• Support external consultants through permitting and entitlements process; creatively finding solutions to start construction
• Monitor the Landlord approval process, including design, signage, and construction drawing review signoff
• Maintain organized and accurate records of drawing sets issued for each project
• Identify options and opportunities to value engineer projects to meet schedule and budget
• Deliver high-quality projects on-time & on-budget
• Build, manage, and update the overall construction budget to reflect a project forecast
• Negotiate and challenge change orders to mitigate cost impact
• Lead weekly project meetings with all vendors for projects in Design and Construction phases
• Circulate construction project progress photos weekly
• Develop a contact list for each project and circulate to the wider project team
• Solicit bids from all vendors to support the project
• Engage and coordinate all direct vendor proposals and site surveys
• Review bids to ensure accuracy and alignment with project scope
• Visit construction sites to review progress with GC and vendors
• Understand inspection and signoff requirements for CO or Temp CO
• Maintain comprehensive records of all project documents
• Drive project closeout within 90 days of Substantial Completion
• Deliver a full warranty package to Operations & Facilities team
• Host post-mortem sessions to solicit feedback
• Identify opportunities to drive innovation and reduce costs
• Recommend new general contractors and vendors
• Some travel up to 20%
• Attend Plano, TX office 3 days a week
