Job summary

CYM Living in Tulsa, OK is seeking an HVAC Technician to diagnose and repair residential HVAC systems across multiple properties. You will perform preventive maintenance, respond to service requests, and document work orders to ensure safe, efficient operation.

Requirements include a high school diploma or GED, EPA 608 certification, and prior HVAC experience. A valid driver’s license and ability to lift up to 50 pounds are required; on-call rotations apply.

Position Overview

The HVAC Technician is responsible for diagnosing, repairing, maintaining, and servicing heating, ventilation, and air conditioning systems throughout assigned residential properties. This position responds to service requests, performs preventive maintenance, troubleshoots equipment issues, and completes repairs and replacements to help ensure HVAC systems are operating safely and efficiently.

The HVAC Technician works independently and as part of the maintenance team, provides professional service to residents, accurately documents completed work, and responds to emergency HVAC needs as required.

Essential Functions
  • Diagnose, troubleshoot, repair, and maintain residential HVAC systems and related equipment.
  • Service air conditioning systems, furnaces, heat pumps, air handlers, condensers, thermostats, motors, controls, and other HVAC components.
  • Perform preventive maintenance, including equipment inspections, filter changes, coil cleaning, drain-line maintenance, and system testing.
  • Identify refrigerant, electrical, airflow, mechanical, and control-system issues and complete appropriate repairs.
  • Recover, handle, and charge refrigerants in accordance with EPA requirements.
  • Install or assist with the replacement of HVAC equipment and components.
  • Respond to resident service requests and complete assigned work orders accurately and within expected timeframes.
  • Test completed repairs to confirm systems are operating properly before closing work orders.
  • Document diagnoses, repairs, parts used, equipment condition, and follow-up needs in the company's work-order system.
  • Identify equipment requiring major repair or replacement and communicate recommendations to management.
  • Maintain company tools, equipment, parts, and service areas in a safe and organized condition.
  • Follow all company safety procedures, manufacturer specifications, and applicable HVAC, electrical, and refrigerant-handling requirements.
  • Provide professional and respectful service when working in occupied apartments.
  • Assist with HVAC needs during apartment turnovers, inspections, and property maintenance activities.
  • Participate in an on-call rotation and respond to emergency maintenance requests as assigned.
  • Assist with other property maintenance duties when needed and within the employee's skills and training.
  • Travel between assigned properties as required.
  • High school diploma, GED, or equivalent experience.
  • Previous professional HVAC service and repair experience required.
  • EPA Section 608 certification required; Universal Certification preferred.
  • Strong knowledge of residential heating and cooling systems.
  • Ability to diagnose mechanical, electrical, refrigerant, airflow, and control-system problems.
  • Experience using HVAC tools, gauges, meters, recovery equipment, and diagnostic equipment.
  • Ability to read wiring diagrams, equipment specifications, and manufacturer instructions.
  • Ability to independently complete common HVAC repairs and determine when additional support or equipment replacement is required.
  • Strong problem-solving and troubleshooting skills.
  • Ability to manage multiple service requests and prioritize emergency repairs.
  • Basic computer and mobile-device skills for completing electronic work orders.
  • Strong communication and customer-service skills.
  • Valid driver's license and reliable transportation, when required for the position.
  • Ability to participate in an on-call rotation, including evenings, weekends, and holidays as needed.
  • Multifamily residential or property-management HVAC experience preferred.
  • HVAC technical school, trade certification, or applicable state/local licensing preferred.
  • Must be able to pass a background check

The position requires the ability to regularly stand, walk, bend, kneel, climb ladders, work in confined or elevated areas, and lift or move up to 50 pounds. Work is performed both indoors and outdoors and may include exposure to varying temperatures, mechanical equipment, refrigerants, electrical systems, and other conditions commonly associated with HVAC and property maintenance work.
