In addition, we offer:* 401(k) match* 3 weeks PTO* Annual education allowance of up to $1000* Referral program* Residential housing discount after 1 year of continuous employment* Friends and Family rates for Hotel Properties throughout the company**What You Will Do*** Schedules, monitors and/or performs preventative maintenance on all water supplied heat pumps.* Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.* Ensures that work order requests are responded to promptly and professionally.* Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.* Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.* Provides on-call service when scheduled and performs emergency maintenance work when required.* Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.* Assists supervisor with scheduling and communicating with vendors and contractors.* Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness.* Assists with purchasing maintenance supplies for the property while staying within the planned budget.* Accurately prepares and submits property invoices in accordance with established guidelines.* Communicates with supervisor regarding the overall maintenance function of the property.* Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.* Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws**What You Bring*** High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience* Associate’s degree in mechanical, electrical, or industrial maintenance a plus* Four or more years of manufacturing experience; strong hydraulic, pneumatic, mechanical and industrial skills with some PLC experience and HVAC; vacuum furnace experience is preferred* HVAC Universal certification a must.* Must be highly motivated and able to work independentlyOnni Level Properties, LLC (“Onni”) will consider qualified applicants with arrest or conviction records for employment in accordance with the California Fair Chance Act, the Los Angeles County Fair Chance Ordinance for Employers and the City of Los Angeles Fair Chance Initiative for Hiring, and other local ordinance, as applicable.
