Job summary

Onni Group in Los Angeles is seeking a Maintenance Technician for a residential property in Hollywood. You will perform preventative maintenance and apartment turns, diagnose and repair HVAC, electrical, plumbing, carpentry, and appliances while delivering excellent resident service.

You will participate in on-call rotations, inspect buildings for safety, coordinate with vendors, and assist with budget-conscious procurement and invoicing. Join a team focused on quality living experiences.

Qualifications

  • High school diploma or GED with apprenticeship or equivalent maintenance experience.
  • Associate degree in mechanical, electrical, or industrial maintenance is a plus.
  • Four or more years of manufacturing or maintenance experience with hydraulic, pneumatic, mechanical skills and HVAC; PLC experience preferred.
  • Strong motivation and ability to work independently.

Responsibilities

  • Schedules, monitors and/or performs preventative maintenance and apartment turns.
  • Diagnoses problems and repairs HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural, and appliances.
  • Responds to work orders promptly and professionally.
  • Ensures residential units are turned in a timely and efficient manner, and verifies work completion.
  • Provides excellent customer service to tenants and promotes a quality living experience.
  • Provides on-call pager service when scheduled and performs emergency maintenance when required.
  • Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need repair.
  • Assists supervisor with scheduling and communicating with vendors and contractors.
  • Assists supervisor with obtaining bids from outside contractors and oversees contractor work for completeness.
  • Assists with purchasing maintenance supplies within budget.
  • Accurately prepares and submits property invoices in accordance with guidelines.
  • Communicates with supervisor regarding the overall maintenance function of the property.
  • Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
