Commercial HVAC Service Technician

The Commercial HVAC Service Technician performs maintenance, troubleshooting, and repair on a wide range of commercial HVAC equipment, ensuring reliable operation across multiple municipal facilities. This role focuses on preventative maintenance and service work, equipment startups and commissioning, and accurate documentation of all activities within a computerized maintenance management system.

Responsibilities
  • Perform preventative maintenance and service on commercial HVAC systems, ensuring safe, reliable, and efficient operation.
  • Install, repair, and maintain equipment such as pumps, compressors, furnaces, air conditioning units, cooling towers, fan coil units, refrigeration systems, and split-systems.
  • Troubleshoot, diagnose, and repair HVAC and related mechanical systems using hand tools and power tools, including multi-meters, pressure gauges, crimpers, and channel locks.
  • Read and interpret blueprints and schematics to understand system layouts, electrical connections, and mechanical components.
  • Apply electrical theory to diagnose and resolve issues with HVAC controls, motors, and related electrical systems.
  • Use a computerized maintenance management system (CMMS) to receive, complete, and document work orders, including detailed job notes and parts used.
  • Support equipment startups, commissioning activities, and installation validation on larger projects and new system installations.
  • Perform preventative maintenance and repairs on boilers and chillers, including hydronic and related systems.
  • Respond to service calls, assess issues on-site, complete necessary repairs, and thoroughly document work performed.
  • Conduct equipment calibration and verification as needed to maintain system performance and compliance.
  • Collaborate with team members and other trades on projects in municipal and government facilities.
  • Participate in an on-call rotation to provide after-hours support for critical HVAC issues.
  • Follow all safety procedures and best practices while working in mechanical rooms, rooftops, and various facility environments.
Essential Skills
  • At least 5 years of experience performing service on HVAC systems.
  • Hands‑on experience working on commercial HVAC units in a service or maintenance capacity.
  • Experience performing preventative maintenance and repairs on boilers and chillers.
  • Proven ability to handle service calls independently, including diagnosing issues, making repairs, and documenting work in detail.
  • EPA certification (Universal or 608) as required for handling refrigerants.
  • Strong understanding of electrical theory as it applies to HVAC systems and controls.
  • Ability to read and interpret blueprints and schematics for mechanical and electrical systems.
  • Proficiency using hand tools and power tools such as multi‑meters, pressure gauges, crimpers, and channel locks.
  • Experience working with boiler systems, chillers, and hydronic systems.
  • Ability to use a computerized maintenance management system (CMMS) to manage work orders and job notes.
  • Experience with commissioning, equipment installation, and equipment calibration in a commercial environment.
  • Comfort working in a preventative maintenance and service division supporting multiple facilities.
  • Strong documentation skills and attention to detail when recording work performed and system conditions.
Additional Skills & Qualifications
  • Experience with commissioning, installation validations, and equipment startups is a significant plus.
  • Any technical degree from a trade or vocational school in HVAC, mechanical, electrical, or a related field is ideal.
  • Experience working with job notes and completing work orders within a CMMS is preferred.
  • Ability to work effectively across diverse municipal and government facility types, including police and fire departments, warehouses, health department buildings, libraries, and administrative offices.
  • Strong problem‑solving skills and the ability to diagnose complex mechanical and electrical issues.
  • Good communication skills for interacting with facility personnel and documenting findings and repairs.
  • Ability to manage time effectively while handling scheduled preventative maintenance and urgent service calls.
  • Willingness to participate in an on‑call rotation several times per year.

Work Environment

This role operates within a preventative maintenance and service division dedicated to a large municipal account in Metro Davidson County. Technicians work across a variety of government buildings, excluding schools, including police and fire departments, warehouses, health department facilities, libraries, and administrative buildings. The position follows a Monday–Friday, first‑shift schedule, with a minimum of 40 hours per week and an expectation of 5–10 hours of overtime weekly based on workload. The team participates in an on‑call rotation with approximately 16 technicians, rotating every two months, resulting in on‑call duty typically no more than eight times per year. Work is performed in mechanical rooms, rooftops, and indoor facility spaces, using standard HVAC tools and equipment along with a computerized maintenance management system to manage work orders and documentation. The environment emphasizes safety, professionalism, and reliable service to critical public facilities.

Pay and Benefits

The pay range for this position is $72800.00 - $93600.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job‑related factors.
