  • Support Salary Scale Grade S12: $30.11 per hour; starting

Position Overview

Under general supervision, this role provides all levels of heating, ventilation, air conditioning, and refrigeration (HVAC‑R) systems trades support and maintenance of school and building equipment systems. The work may include analyzing, diagnosing, troubleshooting, installing, repairing, replacing, building, prefabricating, altering, and maintaining equipment related to HVAC‑R, in accordance with all applicable federal, state, and local codes, in approximately 8–10 assigned buildings covering about 1 million square feet.

Essential Functions
  • Monitor maintenance building management system.
  • Provide preventive maintenance by inspecting, testing, and servicing heating, cooling, and ventilation equipment.
  • Perform complex technical work on a journeyman level in installation, operation, maintenance, service, and repair of commercial HVAC‑R systems, including inspecting, testing, and servicing heating, cooling, and ventilation equipment according to building code, safety regulations, and trade standards of quality.
  • Install, maintain, repair, alter, and upgrade HVAC‑R systems including ducts and pipe delivery systems for air, water, steam, and refrigerant gas, electric motors and building automation system controls, gas and oil hydronic systems, boilers, geothermal systems, air‑cooled and water‑cooled chillers, cooling towers, walk‑in freezers and coolers, commercial kitchen food equipment.
  • Troubleshoot and implement repairs on building HVAC‑R equipment and related equipment.
  • Maintain work area in a clean, safe, and sanitary manner, ensuring all work is performed in accordance with OSHA, trade‑specific, and FCPS standards, policies, and procedures.
  • Ensure all work complies with federal, state, trade‑specific, and Frederick County Public School policies, regulations, and directives regarding safety, building codes, work techniques, and methods of performing assigned tasks.
  • Establish and maintain effective professional relations with co‑workers, school staff, local regulatory and safety officials, utilities, consultants, and vendors. Provide exceptional customer service and work cooperatively with others while accepting direction from supervisors.
  • Document cost of repairs and services by keeping records of time and materials to be charged to each job using CMMS and providing updates to the designated supervisor regarding status of work projects, materials consumed, and man‑hours utilized.
  • Ensure buildings are comfortable and safe during morning building tours.

Required Qualifications
  • High school diploma or GED equivalent.
  • 3–5 years of HVAC field experience.
  • Complete familiarity with methods, techniques, materials, and tools used in the installation, troubleshooting, maintenance, and repair of HVAC‑R systems.
  • Professional experience using hand tools, power tools, soldering, and brazing.
Certification/License
  • State of Maryland HVAC Journeyman’s license.
  • EPA 608 – Universal Refrigerant Certification.
  • Valid driver’s license and ability to operate a vehicle in accordance with Board of Education Policies.
Preferred Qualifications
  • Commercial HVAC/R work experience.
  • Familiarity with the FCPS policies, goals and programs.
Knowledge, Skills & Abilities
  • Working with electrical systems, wiring, and currents that have potential for serious injury, requiring proper safety measures.
  • Knowledge and understanding of water treatment standards for HVAC‑R systems.
  • Refrigerant handling in accordance with EPA 608 Guidelines.
  • Ability to work independently.
  • Professional experience using hand and power tools, soldering, and brazing.
  • Mentor and contribute to the oversight and professional development of HVAC‑R apprentices and other HVAC‑R employees.
  • Ability to use computerized systems, including CMMS, office software, and building automation systems.
  • Ability to read and interpret electrical circuit schematics, building plans and specifications, electronic manuals, technical manuals, and charts.
  • Document cost of repairs and services by recording time and materials using the work order system and updating the designated supervisor regarding status of work projects, materials consumed, and man‑hours utilized.
  • Demonstrated ability to safely and effectively use hand and power tools.
  • Ability to troubleshoot and maintain mechanical, electrical, and control systems, including balancing of these systems.
  • Ability to maintain accurate records and reports on completed assignments.
  • Ability to observe safety requirements and safe work practices and methods.
  • Effective verbal and written communication skills.
  • Ability to understand and apply verbal and written directions.
  • Ability to establish and maintain cooperative work relationships.
  • Ability to work independently and under minimal supervision.
  • Management and organizational skills to prioritize work under time constraints and flexibility in a multi‑tasking environment.
  • Ability to handle confidential and highly sensitive information professionally.
  • Contribute to overall success of the maintenance department by performing other essential duties and responsibilities as assigned.
  • Maintain work area in a clean, safe, and sanitary manner, ensuring all work complies with OSHA, trade‑specific, and FCPS standards, policies, and procedures.
  • Be familiar with and stay abreast of maintenance management system changes.
  • Move equipment and furniture as necessary.
  • Frequent travel between multiple facilities; apply written communication skills.
  • Knowledge and use of culturally responsive practices.
Physical Requirements & Work Environment
  • Sitting, walking, standing, bending, twisting, squatting, kneeling, reaching above and below shoulder level, ascending or descending a ladder, climbing stairs, driving cars, repetitive hand/finger movements, fine manipulation with fingers, grasping, gripping, lifting/carrying more than 50 pounds, pushing/pulling more than 50 pounds, balancing on slippery, uneven, narrow, or moving surfaces, seeing objects at a distance and up close, hearing conversation and environment sounds, communicating by speech, distinguishing odors, and writing/reading.
  • Exposure to inclement weather, cold water, confined areas, dust/fumes, hazardous equipment, electrical outlets, heights up to and over 25 feet, moving machinery, slippery surfaces, bodily fluids, needles or sharps, hot equipment, high noise levels.
  • Capable of performing essential functions of the position with or without accommodation.
