Responsibilities

Coordinates and supervises an HVAC/R shop for maintaining, repairing, and optimizing heating, ventilation, air conditioning (HVAC), and other refrigeration systems within various buildings. Uses education, experience, and technical skills to determine service requirements. Supervises assigned staff and assists in the campus's preventative maintenance program. Work with vendors as necessary.

Perform detailed inspections and assessments of HVAC systems (rooftop units, split systems, chillers, boilers, controls, etc.) to determine their condition, efficiency, and compliance with industry standards. Supervises assigned staff to complete job scopes. Ensure all attributes of HVAC equipment are properly documented in the Facilities Work Order Management system. Included but not limited to manufacture, model, serial number, proper PM materials and intervals of servicing, photos of equipment, locations served by equipment, and hierarchy of equipment.

Provide technical expertise and guidance to junior technicians, including training and mentoring on best practices and safety procedures. Extensive utilization of computer programs, including but not limited to Building Automation Programs (BAS), FSU Facilities Work Order Management System (Currently AIM), and Microsoft Office Suite. Interpreting/analyzing technical drawings/specifications of buildings designs.

Maintains records associated with the facilities maintenance, planning, and refrigerant management programs. Approves daily and weekly time reporting entries into Time Clock Plus. Approves leave and other processes. Participates in the recruiting, hiring, training, evaluation, and disciplinary process of staff. Specifically ensures that staff are trained and aware of relevant workplace hazards. Ensures staff have appropriate tools and materials. Participates/collaborates in the coordination and execution of developing a process to guide and train preventative maintenance staff on proper procedures to respond to PM or reactive tasks.

Completes required safety training and complies with all safety standards, including, but not limited to, lock out-tag out, ladders, aerial lifts, confined space safety, safe handling of hazardous chemicals, participation in campus safety teams, and wearing required personal protective equipment (PPE). Reports complex and/or unusual problems to the supervisor and coordinates with other maintenance staff as required to complete complex tasks.

Performs other duties as assigned in support of the Facilities Maintenance Planning unit. Operates University vehicles, as necessary. Periodically provide ‘on call’ service.

Qualifications

High school diploma or equivalency and five years' experience or a combination of post high school education and experience equal to five years. Completion of an approved apprenticeship program in a recognized trade and appropriate experience equal to five years can be substituted.

A valid Florida or Georgia driver's license or the ability to obtain one upon hire.
