Qualifications

• Ability to read HVAC drawings and contract documents.

HVAC Project Manager

Vertical Mechanical Group (VMG)

Vertical Mechanical Group (VMG) is seeking an experienced HVAC Project Manager to lead commercial HVAC projects from turnover through closeout.

This position is responsible for the financial and operational performance of multiple projects simultaneously, with direct ownership of project budgets, forecasting, WIP, manpower planning, scheduling, procurement, change management, and overall project execution.

We are looking for someone who understands both the construction and financial sides of HVAC project management-someone who can anticipate issues, manage risk, work closely with field leadership, and drive projects toward successful and profitable completion.

What You'll Do

• Manage multiple commercial HVAC projects from turnover through final closeout.
• Review project scope, contracts, drawings, specifications, budgets, schedules, and equipment requirements.
• Develop and maintain project financial forecasts, including revenue, labor, costs, gross profit, and cost-to-complete.
• Review WIP and job-cost performance, identify budget and margin variances, and develop corrective action plans.
• Monitor labor productivity, material and equipment costs, subcontractor costs, billings, and overall project profitability.
• Manage project schedules and coordinate manpower requirements with field leadership.
• Forecast upcoming labor, material, equipment, and operational needs across the HVAC project backlog.
• Manage HVAC equipment and material procurement while monitoring lead times and potential schedule impacts.
• Manage RFIs, submittals, change orders, permits, project documentation, and monthly billing.
• Ensure additional work is properly identified, priced, approved, documented, and billed.
• Identify project risks, including labor constraints, scope gaps, schedule delays, procurement issues, and potential cost overruns, and proactively develop solutions.
• Partner with Accounting on WIP, revenue forecasting, billing projections, and project financial reporting.
• Maintain strong communication with General Contractors, owners, vendors, subcontractors, field leadership, and internal teams.
• Attend project meetings and visit jobsites to monitor progress, address issues, and maintain strong customer relationships.
• Manage project closeout, including punch lists, inspections, warranties, O&M manuals, and as-built documentation.
• Analyze completed projects and job-cost data to identify opportunities to improve future project performance and profitability.
• Help strengthen project controls, processes, and best practices as VMG continues to grow.
• Mentor Project Engineers/Coordinators and other team members as needed.

What We're Looking For

• 3+ years of commercial HVAC experience, preferably in project management, project coordination, field supervision, or a related role.
• Experience managing multiple commercial construction projects simultaneously.
• Strong knowledge of commercial HVAC systems, equipment, construction drawings, specifications, and project requirements.
• Ability to read and interpret HVAC drawings, equipment schedules, submittals, specifications, and contract documents.
• Strong understanding of project budgets, job costing, WIP, forecasting, change orders, RFIs, submittals, scheduling, and construction billing.
• Ability to identify financial or operational problems early and take action to protect project schedule and profitability.
• Strong planning skills with the ability to forecast manpower, materials, equipment, and scheduling requirements.
• Strong leadership, decision-making, problem-solving, and organizational skills.
• Ability to build productive relationships with field teams, General Contractors, owners, vendors, and internal leadership.
• Proficiency with Microsoft Office, particularly Excel.
• Experience with Sage 100 or similar construction/project management software preferred.
• Self-motivated, accountable, organized, and comfortable working in a fast-paced commercial construction environment.
