Control Air Enterprises LLC is seeking an organized, timely, and respectful HVAC construction project manager with a minimum of 5 years of mechanical commercial/institutional management experience to work in our North office (Hayward, CA). The project manager must have strong short- and long-term planning abilities and demonstrate the ability to understand and comply with company, project, and contractual requirements, providing clear and accurate documentation.

Responsibilities include but are not limited to:

  • Managing subcontractor scope and performance contractual requirements.
  • Leading mechanical discussions during project coordination meetings.
  • Organizing, filing, and tracking all project coordination and correspondence.
  • Developing and maintaining bid packages for subcontractors and vendors.
  • Scoping out subcontractors and vendors and issuing purchase orders.
  • Managing all project control procedures and developing additional items as needed.
  • Managing and mentoring project engineers, field employees, and other office staff to foster growth and performance through feedback and communication.
  • Reviewing, formalizing, and approving documentation for project tracking, including submittals, schedules, billings, RFIs, change orders, project start-up, close-out, O&M manuals, as-builts, and warranties.
  • Managing manpower requirements for projects.
  • Overseeing work sequences, procurement, and project schedules.
  • Managing testing, inspection records, permits, and occupancy notifications.
  • Learning and utilizing all software programs used in daily business operations.
  • Performing other duties as assigned.

Basis of Evaluation:

  • Consistently meeting or exceeding profit objectives.
  • Effective control of deliveries to align with schedules and billing.
  • Maintaining costs and projections in the job costing system.
  • Completing monthly progress reports with current subcontract amounts, material purchases, and change orders.
  • Processing monthly billings and subcontractor invoices timely.
  • Timely review, approval, and submission of RFIs, change orders, and progress billings.
  • Proper documentation reflecting project flow, essential for legal purposes if needed.
  • Preparing and leading clear, concise meetings with follow-up on action items.
  • Maintaining and enhancing Control Air’s customer satisfaction and reputation.

Required Characteristics:

  • Strong work ethic and a positive, problem-solving attitude.
  • Excellent listening and communication skills.
  • Proficiency in Microsoft Office Outlook, Excel, and Word.
  • At least 5 years of experience in mechanical contracting.
  • Bachelor's degree in a construction-related field or similar (preferred but not required).
  • Professional, confident, and strong personal presentation.
  • Knowledge of California Building Code.

Pay Range: $85,000 - $160,000
