Job summary

Healthcare Realty Trust in the Seattle area seeks an experienced Construction Project Manager to lead tenant improvement and capital construction projects within our medical office building portfolio. Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, or related field or equivalent combination.
• 5+ years of experience managing commercial construction, tenant improvement, healthcare, life sciences, or capital projects.
• Strong understanding of construction processes, building systems, project scheduling, estimating, and contract administration.
• Experience managing architects, engineers, general contractors, and subcontractors.
• Ability to read and interpret construction drawings, specifications, and project budgets.
• Demonstrated experience leading construction meetings and driving projects to completion.
• Strong communication, negotiation, and problem-solving skills.
• Travel throughout the assigned region.

Responsibilities

• Lead construction projects from initial planning through project closeout.
• Conduct regular site visits for project inspections, construction oversight, tenant interaction, and collaboration with local property teams.
• Build and manage a network of qualified local contractors and vendors.
• Manage project scope, schedules, budgets, and overall project execution.
• Coordinate architects, engineers, consultants, contractors, and specialty vendors.
• Conduct design review meetings and oversee projects through permitting and construction.
• Review construction documents, specifications, contractor proposals, and bid packages.
• Monitor construction progress through regular site visits and project meetings.
• Manage RFIs, submittals, change orders, punch lists, and closeout documentation.
• Collaborate with leasing teams to develop project budgets and preliminary estimates.
• Oversee capital improvement projects related to building infrastructure and major repairs.
• Ensure projects meet safety, quality, schedule, and budget objectives.
• Build strong relationships with tenants, contractors, and municipal agencies.
